Our transport team is helping to create a delicious food truck destination in Epping! Developed by Whiteman Property & Associates, the food truck park, located at 132-140 Cooper Street, will feature 26 trucks and on-site parking for locals and visitors. Our transport team collaborated with the project team to identify the Department of Transport and Planning's initial underlying concerns, carrying out a detailed series of assessments. Their findings ultimately lead to permit approval without any amendments to the site access arrangements. A big win for Epping, our client and our tastebuds. Well done, team! Congratulations to the Vietnamese Museum Australia on breaking ground! Our team was honoured to attend the Vietnamese Museum's Groundbreaking Ceremony in Sunshine on Sunday. The pouring rain made the ceremony even more memorable, as it's believed to bring good luck! Marking both the groundbreaking of the exciting development and the 50th anniversary of Vietnamese settlement in Australia, the event was a wonderful celebration of the milestone for the Vietnamese Australian community. With more details released last week about the recently announced 'townhouse and low rise' code, our Directors: Planning, Travis Finlayson and Robbie McKenzie, took a deep dive into the changes to Clause 55 and how they will affect residential developments in Victoria. The code will come into effect by March 31, 2025, and aims to boost housing supply with an emphasis on sustainability, internal amenity, and landscaping. Our visualisation team has undertaken some initial built-form analysis, creating a series of diagrams illustrating the size, scale, and massing of a development that complies with the key metrics of the new ‘deemed to comply’ framework within both the Neighbourhood Residential Zone (NRZ) and the General Residential Zone (GRZ). Ratio is well placed to advise on how to understand and apply (and best take advantage of) these new controls. We can provide detailed low rise code assessments to accompany applications to Council. The recent permit approval for Nightingale Sheppard - a townhouse development providing zero onsite private parking - proves that well-designed, car-less housing has a growing appeal. Nightingale Sheppard features 72 beautifully appointed townhouses, with mobility hubs that include bicycle parking, electric bicycle charging, cargo bike parking, as well as car share pods, visitor spaces, loading and an accessible car space. Our transport team worked with Nightingale Housing to design and develop the transport and parking solution, with our Director: Transport, Brett Young, speaking at Council to support the permit application. Our waste team developed the waste management plan ensuring compliance with Council requirements and designed two dedicated recycling rooms to promote waste reduction and support a circular economy. More exciting housing policy announcements, this time from NSW! Stage 2 of the Low and Mid-Rise Housing Policy, which paves the way for more housing in well-connected residential areas in New South Wales, will come into effect tomorrow (28th Feb 2025). The policy aims to deliver 112,000 new homes over the next 5 years, helping to address the State's growing housing demand. Key highlights of the policy include: ✅New planning controls for certain residential zones within 800 meters of 171 town centres and train stations across Sydney, Central Coast, Illawarra-Shoalhaven, and Hunter regions; ✅Standardising permissibility for dual occupancies, multi-unit dwellings, terraces, residential flat buildings and shop top housing within the identified residential zones; and ✅The introduction of non-discretionary development standards for the identified housing typologies. This is a significant move toward densifying and streamlining housing development in well-connected, sustainable locations. The State Government announced today that they are seeking to streamline residential town planning permits with the new Townhouse and Low-Rise Code and 4 Storey Apartment Standards, ensuring “faster permits, better design, and stronger sustainability”. This continues and expands previous ResCode “deemed to comply” standards, which removed ambiguity around the assessment of various Standards. The key objectives of the changes are: ✅ Faster approvals for townhouse/apartment developments up to 3 storeys if they meet various design standards; ✅ Better living conditions – well-sized bedrooms, natural light, and greenery; ✅ Stronger protections for neighbours – reduced overshadowing & more trees; and ✅ No appeals for compliant applications, boosting certainty for developers, Councils and the community. The announcement states that the new Clause 57 (4 Storey Apartment Standards), will not include deemed to comply standards. From this, we can assume that 4+ storey apartment developments will continue along the existing planning process and assessment. We are eager to see how Standards have changed from the traditional ResCode provisions. These amendments are expected to take effect in March 2025 (Amendment VC267).
