We often hear concerns from our global investors that Europe’s economic growth outlook lags that of the United States. However, the European real estate market has experienced significant price adjustments already in this cycle creating compelling investment opportunities.  We also see some interesting geographic or sectoral opportunities where several sectors stand out for fundamentals. The wider "sheds and beds" sectors face supply constraints, strong demand, and secular growth trends but our focus here is on logistics.  Prime logistics properties are experiencing extremely low vacancy rates, a trend that is expected to persist until at least 2028. This is due to higher development costs, increased capitalization rates, and stricter environmental regulations limiting new construction. At the same time, long-term factors such as growing e-commerce penetration and the shift toward nearshoring continue to drive demand. Supply is not keeping up with demand in this space and faces increased competition for new plots from the new real estate darling of data centers and other alternative uses such as life sciences, etc. We see interest in upgrading older stock and embedding tech to make spaces more productive. #Europe #RealEstate #Opportunity #Logistics #Investment

With all the large projects going on in the GCC, some fantastic developments may not get the limelight they deserve. As part of The Proptech Connection's growing footprint in the GCC region, Stephen Macdonald CA was kindly given tours of two prominent developments in #Bahrain: -the 12 KM squared Diyar Al Muharraq master-planned city, a fantastic project encompassing every asset class, which has the capacity for 30,000 dwellings. - the excellent Bahrain Bay Development- a luxury mixed use project, located by the striking Four Seasons Hotels and Resorts hotel in central Manama. Its 746 residential units at Golden Gate, will be the highest residential tower in Bahrain - with a focus on luxury. #Proptech has been deployed throughout these projects with a particular focus on world-class CX + a seamless transaction experience. Luxury expectations + tech go hand-in-hand in projects such as these. The PTC were delighted to host a session for students at leading global University of Technology Sydney today on how to assess and select Proptechs. This was part of a new program UTS run by the School of the Built Environment for a select group of undergraduate students on #Proptech. Our COO and Head of Client Delivery, Stuart Daun presented on the global Proptech ecosystem and pressing use cases where technology can drive change in the property industry. The students then worked through some business cases drawn from The PTC’s work with global real estate firms. The students were asked to pick two technologies best suited to their scenario utilising the PTC’s leading tech assessment platform, Place, assisted by PTC facilitators Ethan Ward, Arya Thorat and Kiki C.. There was excellent engagement and debate from the students who were well-informed and had some great ideas to innovate across the different real estate sectors - indeed they could teach some established real estate professionals about tech application! We wish the students and their Professor Biyanka Ekanayake, PhD well with the rest of the programme and are pleased to see that some leading experts and Aussie Proptechs in this space are also involved in this well-designed programme.
