Wonderful piece in Edify on the impact of strategic public infrastructure investments. Specifically, the 102 Avenue bicycle lane has led to growing private sector interest. Several new residential projects that are popping up along the lane represent thousands of dwelling units and over a million square feet of commercial, retail, and office space, and represent almost half a billion dollars of investment. One of our members, Henry Edgar and his development company, Autograph, have added high-density residential and retail projects to the neighbourhood, leveraging Wîhkwêntôwin's bike lane and beautiful tree canopy. Edgar says, “You’ve got elm trees and bike lanes and bricks-and-mortar retail. Ultimately, all of that contributes to a sense of safety when you’re walking around in the evening. As part of our Field Trips series, sponsored by B&A, we were delighted to partner with the University of Alberta and Dr. Damian Collins to tour housing scholars from all over Canada (and a few from Scotland) and showcase a range of purpose built rentals in Edmonton. Janelle Brenner treated us to an inside-look of Laurent by Maclab Development Group, which features 175 student residences, 260 market apartment units, and 12 single-family townhomes. The development offers a range of prices and intimate integration with the nearby campus and amenities. Stuart Carlyle and Claire St. Aubin, planners with the City of Edmonton, helped us navigate Wîhkwêntôwin, one of the densest communities in Western Canada. They highlighted how this neighbourhood has seen three generations of housing development, and how strategic public infrastructure has catalyzed private-sector investment. They showed us around Oliver Exchange, a mixed-use heritage adaptation that has become an important community hub and focal point. David Mitton and Dinika Matychuk from Leston Holdings toured us through Urban Flats, a 6-storey, wood frame missing middle development. Once completed in the fall, the project will add 94 dwelling units to the neighbourhood. Christel Kjenner spoke to the collaborative work she is advancing with the private sector to address infrastructure investments for infill in redeveloping areas. Ian Evans and Anne Hujber from HSEA, the architecture firm that supported the development of Autograph's Mercury Block, spoke to the design process to integrate the project with the surrounding community. A former surface parking lot, Mercury Block has added 163 units to Wîhkwêntôwin. Across the street, Autograph will be adding a sister development, Cobalt, which will inject another 161 units to the neighbourhood. We ended the tour at Oliver Exchange with a live-on-location broadcast of Speaking Municipally, where we shared insights and learned more about how to untangle the housing crisis together.
