🚨 Project Approval Spotlight 🚨 We’re thrilled to announce the approval of the updated SomerSet Neighbourhood Concept Plan in Regina! 🌆 After initiating the review in 2022, B&A successfully navigated challenges, including the Regina Viterra Crush Facility proposal, to deliver a plan that meets evolving community needs. Approved by the City of Regina in May 2024, the updated plan features diverse housing, mixed commercial zones, and a central neighborhood park, creating a sustainable, inclusive community in northeast Regina. What city building ingredients are necessary to not only attract ice cream shops, but build and shape complete communities? Yesterday's City Scoop Field Trip, sponsored by B&A, showcased neighbourhoods with a mix of land uses, homes, and shops like ice cream parlours. Our co-hosts, Jason Syvixay, Eric Decorby, and Melissa Radu, shared with a group of 50+ scooters that every community in Edmonton has its own flavour, identity, and sense of place. They asked, "Can you buy an ice cream and bring it home without it melting? In its own way, ice cream is an indicator of walkability in a neighbourhood." Stop #1: Brian Murray, RPP, MCIP spoke about a new planning effort to redevelop the Woodcroft community with affordable housing and integration with the surrounding community. Stop #2: Twice Cream, situated in the Westmount community that is seeing redevelopment and infill. Claire St. Aubin from the City of Edmonton explained, "Residential helps create the density that supports businesses like Twice Cream, and shops like Twice also create a valuable amenity and destination for neighbours." Stop #3: Courtney Jensen from Strata Developments said she chose to locate her office at 124 Street Business Association because of its location and proximity to great amenities and restaurants, like The Pink Shack ice cream pop-up! Stop #4: Paul Lanni from Averton met us at one of his favourite ice cream shops, Made by Marcus, where he highlighted some of the infill housing he is developing nearby. Stop #5: Henry Edgar of Autograph toured us around the Mercury Block's courtyard and commercial spaces. He explained, "The retail bays surround and animate the unique open-air courtyard – offering a great third space for people to linger and enjoy a scoop of ice cream from a shop nearby." Stop #6: Kind Ice Cream and the Oliver Exchange, where Chris Dulaba, RPP, MCIP spoke to the importance of creative leasing strategies to support local businesses. Stop #7: Urban Flats, where Leston Holdings President, David Mitton, spoke about how his 6-storey, 94-suite apartment building is located near important mobility infrastructure like the 102 Avenue bicycle lane and ice cream shops and other amenities. He said his company often creates partnerships with local businesses to ensure their tenants have a great quality of life. Stop #8: White Rabbit, where owner Yuko, highlighted how thousands of residents and students (MacEwan University and NorQuest College) nearby were reason enough to open up in this location. Stop #9: Railtown, where Greg Christenson, reflected on the history of developing seniors housing in an area once covered in train tracks.
