We are happy to share that we have partnered with Outbuild as our scheduling tool for our active construction projects. Our construction team identified the need for a more efficient scheduling solution after facing constant challenges with Microsoft Project. As projects progressed, the increasing complexity of our schedules made them harder to manage and update. This turned maintaining our construction schedules into a tedious task for our project managers and forced our site team to start looking into other methods to create their lookahead. After thoroughly evaluating several scheduling tools, Outbuild stood out as the right solution to bridge the communication gap between our office and site teams. It has enabled us to transform our approach to schedule development and management, fostering a more collaborative environment. By incorporating feedback from our trade partners, we have improved our ability to adapt and adjust schedules in real-time, all while maintaining alignment with contract milestones and project deadlines. Today, our site teams are actively engaged in regular discussions with our trade partners and translating those conversations into actionable, trackable tasks within Outbuild. This shift in approach has not only enhanced communication but has also empowered our site teams to take greater ownership of task planning and execution. Congratulations to our Construction team for the successful rollout of Outbuild and for their continued efforts in exploring and implementing innovative solutions to improve their processes.

Podium Developments and its partners are pleased to share that our latest development in Kingston, ON has achieved the CAGBC | Canada Green Building Council's Zero Carbon Design Certification. This is the City of Kingston's first residential Zero Carbon Design certified building and the third design-certified residential project in Ontario! 485 Albert St., known as GEOpark with the GEO community in Kingston, Ontario, is a six-storey residential development with 176 units and 150 square metres of prime at-grade corner retail. GEOpark contains unit types ranging from studios to 3-bedrooms, suitable to accommodate young professionals, students, and families in the larger units. Building amenities include a fitness studio, combined lounge and dining room with full kitchen facilities, private and group study areas and meeting rooms, parcel storage, and a large rooftop terrace with space to relax and cook with friends, or be active with pickleball and a dog run. The all-electric building is designed with an efficient envelope that mitigates thermal bridging and a geo-exchange field connected to a Variable Refrigerant Flow system providing space heating and cooling, while CO2 air source heat pumps generate hot water. Low-carbon concrete has been procured to help reduce the embodied carbon of the structure and EV chargers are provided in the single level of below-grade parking. Resident move-in is scheduled for September 2025. 🏗️ Developers Report Growing Opportunities in Canada, Operators and Tenants Favor Individual Spaces Despite the robust student population in Canada, the market remains fragmented, and the student housing sector hasn't reached the development levels seen in other markets. However, there has been positive growth in opportunities for developers, especially in Toronto, Vancouver, Halifax, Alberta, and Victoria. These markets were highlighted as prime locations by the development panel, chaired by Jonathan Turnbull from Harrison Street, a highly experienced stakeholder in the local market. He was joined by Henry Morton from Campus Suites, Dayna Gilbert from Forum Asset Management, Wolff Wied from Cangy, and Christian Huggett from Podium Developments to discuss the development environment in the country. 🗣️ In a fruitful discussion, they shared their extensive experience on various topics, including challenges developers face and their solutions, comparing retrofits and new builds, key factors driving developers' decisions, construction costs, sustainability, and zoning challenges. 🏘️ Following the development discussions, the Operations Panel, led by Julia Momotiuk from Bonard, highlighted the operational strategies that ensure the smooth and profitable running of these facilities. Community events were highlighted as an affordable option to significantly improve the quality of life for tenants and encourage potential rebookings.
