A joint venture between RioCan REIT and Allied Properties REIT, The Well is a bold reflection of Toronto's energy and diversity and an extension of the urban vibrancy of King West. Bordering Front, Spadina and Wellington, it is a mixture of retail, commercial and residential space in downtown Toronto that will draw approximately 22,000 daily visitors, including the approximately 11,000 residents and employees who live and work at The Well. The design includes 1.2 million square feet of office space and 320,000 square feet of retail and food service. It has 1,700 residential units spread throughout six residential rentals and condominiums, plus one iconic office building connected to a three-level retail base.

The Well is more than just a collection of buildings - it’s a testament to sustainability and innovation. Our commitment to creating a greener future is evident from the very foundation of The Well. Beneath the surface, you’ll find a groundbreaking 2M gallon thermal energy system - a result of our partnership with Enwave Energy Corporation. At the heart of this cutting-edge system lies the impressive Chiller Room. Crafted over the course of a year, a team of 8 skilled pipe fitters meticulously constructed a maze of up to 20-inch pipes and 1200-ton chillers. This labyrinth of underground piping connects the Chiller Room directly to our massive water reservoir, located all the way down under Level 7. Yes, there is an actual well below “The Well”! In fact, every element of our infrastructure is thoughtfully designed with sustainability in mind. The finishings throughout The Well showcase 18 tonnes of reclaimed Douglas fir, salvaged from the former buildings that once occupied this site. From bespoke sculpture furniture to soffit detailing on interlaced bridges, we’ve taken every opportunity to breathe new life into materials and create a space that is both environmentally conscious and visually captivating. We’re proud to set a new standard for sustainable infrastructure in the city.
