Jaraad Marani, Vice President of Development Advisory, was among the speakers at Canada Mortgage and Housing Corporation (CMHC) announcement of more than $197 million in funding to help build and repair 4,910 affordable homes in Vancouver. The announcement was made at Ashley Mar by the Honourable Harjit Sajjan, Minister of Emergency Preparedness, and Minister Responsible for PacifiCan. Ashley Mar is one of the beneficiaries of the funding, receiving $22.8 million through a contribution and low-interest loan. As Jaraad put it, “This is really a full circle moment for Ashley Mar, because the original 54 homes that used to be here were constructed with financing from CMHC back in the 1980s, and now the revitalization and expansion of Ashley Mar with follow the same path.” Colliers Development Advisory is serving as an Owner’s Representative for Ashley Mar. The funding announcement includes a total of 16 projects. In addition to Ashley Mar, Colliers Development Advisory is involved with two other projects, providing project management services for 1766 Frances Street (BC Indigenous Housing Society), and 8705 French Street (Brightside). I am honored to share that I have been appointed by the City of Burnaby to serve as a Board of Director for the Burnaby Housing Authority. This new role represents a significant opportunity to contribute to the development and implementation of strategies aimed at addressing housing challenges within our community. Last week, we had our first orientation session, and I was glad to meet all the other board members. Mayor Mike Hurley, Councilors Alison Gu and Daniel Tetrault, Noreen Kassam from the City of Burnaby, and other independent directors: UBC Properties Trust (Aubrey Kelly), BC Non-Profit Housing Association (Ian Cullis), Integral Strategic Real Estate (Andrew Tong), Team Rubicon Canada (Stephani Baker), Richards Buell Sutton LLP (Michael Leroux). What I’ve Learned Since Jumping Into The Deep End With WPA I joined the Colliers Workplace Advisory team in September of 2023. My goals were simple: 1). learn something new and 2). work with good people doing good work. I thought I had a better than average understanding of workplace strategy, having worked as an interior designer for 37 years. I was mistaken. I’ve learned that there is so much more depth, research, detail, data and spreadsheets (lots of spreadsheets) than I could have imagined. There is a process to follow, however, it is tailored to each client so there is always a new twist. Copy/paste does not exist in this world. Every client is at a different stage and brings new ideas, approaches and possibilities. I’ve learned that the business of workplace strategy and interior design is ‘same same but different’ (to coin a phrase I heard in Southeast Asia). There is a familiarity with the scope, process and client management, but everything feels like it is happening in a slightly altered universe. The comment I hear the most is “stop thinking like a designer”. Finding solutions has always been my go-to but now finding problems is where I need to focus my efforts. We ask ‘WHY?’ a lot. Nothing is taken at face value – there needs to be a reason or explanation to back it up. We want clients to really think about their decisions/guidelines/protocols and WHY they are making them. I’ve learned that there is a lot of confusion as to what workplace strategy is. I pretty much have an elevator pitch prepared based on how many times I’ve explained it to family and friends. I’ve learned that making a shift at this stage in my career to an ‘industry-adjacent’ position is not as daunting as one might think. The opportunity to leverage my years of workplace design experience while expanding my knowledge base was a logical step forward. I’ve learned that there are great people everywhere and I am fortunate to be part of a team that fully supports each other and who have been very patient with me asking what all the acronyms mean. Working with a solid team within a company that offers multiple levels of support has made this transition from design to strategy a very positive experience. Jumping into the deep end with Workplace Advisory has been both rewarding and refreshing. Now if I can just master complex excel equations, I will be all set! In another presentation at the Beedie School of Business at Simon Fraser University's SFU Beedie Urban Development Program (BUDP), Development Advisory's Lilian Kan, RPP, MCIP presented "Development: Process and Planning" to over 30 business students. Lilian shared her extensive experience in the development process and timeline, honing on the typical development approval process, unit mix design and the different types of affordability mix in rental developments. She also provided the latest updates on relevant provincial legislation, Bills 44, 46 and 47. Major project milestone unlocked for ETRO’s first Passive House project. We achieved the key Passive House air tightness criteria for the West Building of our Brightside Community Homes Foundation project. For a building to be certified as a Passive House, it must meet key criteria. We’re proud to announce that Brightside has exceeded the required air tightness result of 0.60 air changes per hour at 50 pascals pressure. To our delight, we surpassed expectations on our first (and only) test with a result of 0.45 air changes per hour. We strongly believe in the meaning behind our commitment to the Passive House certification. ETRO’s “why” is perfectly summarized by the words of our Project Manager, Shane O'Connor: “This achievement isn't just about meeting certification criteria; it's a testament to the unwavering commitment to sustainable construction practices. It's about pushing boundaries, challenging norms, and paving the way for a greener, more efficient future. Beyond the technicalities, this accomplishment speaks volumes about the evolution of the construction industry and our collective responsibility towards the environment.
