The topic of housing in Europe is hugely important. As an investment manager with 41 years of experience in residential real estate, with the living sector forming one of our five key growth areas in our new mid-term strategy, we were happy to take part in two sessions at Housing Matters! - a MIPIM event focusing on collaborative solutions for affordable housing and innovative housing models - yesterday. Our Co-Head of Fund Management and Head of Fund Management Real Estate Mahdi Mokrane took part in the panel discussion entitled 'The trend - Supply does not match demand' and our Head of Value Add Private Equity Mads Rude spoke during the session entitled 'The goal: Adapting housing products to the needs'. Here's a summary of points raised by Mahdi during his panel discussion: - Urbanisation is a key megatrend reshaping housing demand, as more people are moving to cities for work, education and lifestyle. As urban areas expand, the need for affordable, well-located housing intensifies, driving the demand for sustainable residential solutions. - Demographic change is another significant factor. Europe is experiencing an ageing population and increasing migration. One in six people will be 60 years or older by 2030. By 2100, around a third of the EU population is expected to be aged 65 or older. - Housing must adapt to the urbanisation and demographic trends by providing solutions that cater to multi-generational families, elderly populations and young professionals. This has led to the emergence of alternative residential asset classes, such as student housing, co-living and senior living. - Additionally, within the living sector, there is a huge need for decarbonisation. In Europe in particular, there is a structural demand for energy-efficient housing with the EU aiming to reduce carbon emissions by at least 55% by 2030. - With the opportunity to deliver 'dual' returns - financial and social/environmental – combined with growing diversification of the sector and a need for decarbonisation, the living sector is a key growth area for PATRIZIA. And here are a few of Mads' points from his presentation: - Market sentiment is shifting towards impact-driven investment – with a 'dual return'. - Investors are increasingly recognising that affordable housing delivers attractive financial returns alongside social and environmental impact. - We put a strong emphasis on sustainable communities.
