The idea that "good things come to those who wait" is not always true... As you can read in Børsen Ejendom today in Michael Ambjorn's op-ed, "Den der venter, kommer højst sandsynligt for sent" ("Those who wait will most likely be too late"), water really and truly is coming. As water levels rise, data insights are becoming increasingly essential to mitigate current and future risks, prevent damages, and ensure compliance with requirements such as ESG reporting. 🌊 A range of proptech companies already have solutions and data regarding water; from covering building sites to finding (and resolving) where the water is coming from; and while no one has all the answers, as Sophie Hæstorp Andersen said in the opening speech at Building Green DK this morning, we need to move forward while simultaneously developing the solutions – forging the path as we go. We simply cannot afford to wait until the technology is fully in place, or else we will certainly be too late. If you’re curious to learn more about water, you can read the article in today’s paper – or stop by BLOX for a talk about water (or other challenges and solutions in real estate) and a cup of coffee ☕ Sofie Venndt, Kajsa Sjunnesson, Laura Katzensteiner, Ella Faurschou Aaby, Stine Grønnegaard, Sara Lerer, Scalgo, Søren Enrico Als, Institut for Fugtteknik, Peter Hebin Bruun, SiteCover A/S, Jacob Maintz, Smartvatten | Understanding Water, Kamstrup, Water Impact Partners

On Tuesday we spent an insightful afternoon in Thylander’s beautiful head quarters for another round of our Forum for Real Estate Data with an engaged group of members sharing learnings, challenges and insights. 📊 The topic at hand was REAL ESG Data and how to get hold of the data needed for using the new REAL ESG reporting tool with presentations from Christian Haaber Westergaard Nielsen, Head of ESG, Thylander & Christian Gjessing Bruun, Head of ESG & Sustainability at AKF. 🔑 One key point was that it is better to get started than to do nothing. You don’t have to have all your data in place and necessarily have bought a lot of digital tools. Then processes can be improved along the way. ☝️ Another key point that our presenters shared was that they do the reporting even thought they don’t have all data points yet. Those ahead on ESG reporting, in this case Thylander and AKF, have a very down to earth and practical approach. In some cases e.g. manually counting the gender quotas or spending extra time adding the emission factors of the building. For those eager to avoid the heavy manual tasks, we were also presented with a lot of proptech solutions that are offering to collect and automate the data collections – among others we looked into North ESG, Legacy: Carbon Accounting for Real Estate, Propbinder, Upsite, ejendom.com & proprty.ai The discussion also included the benefits of setting up a datawarehouse for one source of truth. This enables converting data into business insights that can then be transformed into stories supporting both the ESG-agenda overall and the understanding of it in the organisations – ultimately impacting decision making. 🌿 Thank you for sharing your approachs and learnings to Christian Haaber Westergaard Nielsen & Christian Gjessing Bruun – and a special thanks to Thylander for hosting the event. Last week we leaned into the real estate landscape of tomorrow with a Deep Dive into the Passports of the Future. Just to set the scene, 220+ million buildings in the EU require data management solutions. With new regulations, the need for data transparency and overcoming silo-thinking in construction and real estate is growing. New approaches to data storage and sharing across the value chain – from construction through operation to end-of-life – are essential. 🎫 Passports as (part of) the solution: Building renovation passports are already part of the updated Energy Performance of Buildings Directive, and Digital Product Passports (DPP) are on the horizon. To explore the transformative potential of these passports, Mikkel Nygaard Rønne (Molio - Byggeriets Videnscenter), Jonathan Leonardsen (Balder Danmark A/S), and Henrik Steenstrup (Udviklingsselskabet By & Havn) shared insights into managing risks, creating transparency, and enhancing sustainable practices. Thank you all for your contributions! Key takeaways included: 🔎 Risk & Trust: Building owners need reliable data on materials to mitigate risks. For example, both hidden asbestos complicating renovation and the tragic Grenfell Tower incident highlight the risks of unknown materials, and regulatory support is needed to prevent similar oversights going forward. Through legislation and other regulatory demands, transparency boosts value – and healthy, verified buildings increase in worth. 🌐 Data Flow & ‘Russian Matryoshka Doll’ Materials: Layered materials complicate data flow; solutions require seamless information transfer, ensuring that every layer – from the ground up – is accounted for. Chain of custody, from manufacturer to building, needs rigorous systems to support transparency. 👀 Human Insight Meets AI: While technology provides mission critical overviews in mapping property details, human oversight remains crucial to align theoretical data with on-the-ground realities. Expertise and a continuous development on both the technical and human skill side is needed. 🧩 Data Dictionary Challenges: With over 400 harmonised standards, aligning terms and systems is daunting but essential. However, prioritising materials, such as concrete, is key to making a dent in the vast task ahead. As this conversation evolves, we’ll continue to explore how data, tech, and regulation intersect to make the built environment more sustainable and transparent. 🛠️ Interested in gaining new skills, knowledge, and actionable strategic tools to manage future challenges while growing your network?
