We are delighted to share that demolition has commenced at our latest £30m purpose-built student accommodation development in Dundee, Scotland. This is the seed asset for our £150m UK student housing multi-asset fund that invests in both developments and value-add acquisitions. The site on Marketgait has planning consent for a seven-storey, 189-studio bed project that will feature modern amenities including a ground floor student hub, gym, cinema room, dining room, and a landscaped external courtyard all built to high-end specifications and fit outs. According to Savills Research, Dundee is one of the most under supplied / underserved student housing markets in Scotland with only c. 3,900 existing student beds vs. a 17,100 full time student population. IPIM’s Debut Student Housing Development in Portugal Scores Highest Marks as Country’s First New Build Ever to Secure BREEAM’s “Outstanding” Rating We are delighted to announce that in partnership with Amro Partners and Heed Capital SGOIC, S.A. we have achieved the highest ESG certifications for Amro Porto, our debut student housing project in Porto, Portugal. Amro Porto is the country’s first new building ever to achieve BREEAM “Outstanding”, in addition to Fitwel 3* and WiredScore Platinum ratings – the highest ranking for each respective certification. Located in the Paranhos area of Porto within the city’s main university hub, the 151-bed scheme comprises a mixture of studios, twodios and some doubles with modern amenities including study rooms, terraces, gym, cinema, MasterChef room and outdoor green spaces. The project was completed in October 2023 and opened to students in January 2024. Following a fabric-first approach to reduce energy demand, a Whole Life Carbon assessment was carried out at the design stage, as well as post-construction, to calculate carbon emissions over the whole lifecycle of the building. This was critical in informing procurement strategies for the project, embedding circular economy principles by maximising the proportion of reused and recycled products - and helping achieve a 15% reduction in upfront emissions between the design and construction phases. With zero reliance on fossil fuels and a highly efficient, fully electric heating and cooling system, operational energy consumption for Amro Porto is minimal, with passive strategies in place to optimise performance, control heat gains and reduce the need for air conditioning. Data shows that heating requirements for the building are 89% lower than standard and space cooling demand is 67% lower, which in addition to the 100% renewable origin power supply contract, brings the building into Zero CO2 emission operationally. Sensors continually track air quality and pollution levels, indoor temperatures and real-time energy usage and water consumption, ensuring the building is always running at peak performance and providing optimal comfort for residents. IPIM Secures €19.15M Development Loan for Valencia Student Housing Project We are pleased to announce that Fiera Capital has provided a €19.15m construction loan for our 221-bed purpose-built student accommodation (“PBSA”) scheme in Valencia. Amro Valencia Puerto, the development, is a collaboration between IP Investment Management, Heed Capital SGOIC, S.A., and Amro Partners . This fully electrified asset aims for best-in-class ESG certifications such as BREEAM Outstanding, EPC A++, Fitwel 3 Star, and Platinum WiredScore – all highest possible standards, which would make it one of Spain’s most energy efficient PBSA projects. The €30M (Gross Development Value) project is planned to deliver 221 beds and 19 car parking spaces with a mix of room layouts comprising of ensuites, twodios and studios. Planned amenities include laundry, cinema, study room, dining room, gym, common room, bicycle storage, and a courtyard. The development site is located within a 15-minute walk from the University of Valencia, where there are more than 55,000 students enrolled, and is conveniently located next to public transport. Additionally, five universities are within 30 minutes of the scheme, ensuring a vibrant student community. The project broke ground in April 2024 and completion is targeted for December 2025. We are delighted to announce the recent £29m sale of our prime purpose-built student accommodation (“PBSA”) asset to Curation Capital, a UK real estate investment manager. The property is an institutional-grade PBSA scheme in the heart of Newcastle's vibrant Quayside area comprising 416 beds with 85% en-suite rooms and 15% studios, complemented by on-site cinema room, laundry facilities, and bicycle storage. Curation Capital, a subsidiary of Steyn Group, has been active in the UK PBSA market recently acquiring operational assets in London, Manchester, Nottingham and Birmingham in partnership with Patron Capital. IPIM acquired the building in 2018 as a value-add investment, adding 30 additional beds to the scheme and replacing the operator. To date, IPIM has acquired / developed over 2,740 PBSA beds totalling over £315 million of institutional quality PBSA asset in 11 UK regional markets. Previous to this disposition, the company sold two fully stabilised PBSA developments to Brookfield in Q4 2021 / Q1 2022.
