As we have witnessed in the past year there has been a massive uptick in the numbers of people buying derelict and vacant homes in Ireland. On one hand this is fantastic to see homes being restored and people finding new homes to put roots down. On the other hand there is a huge knowledge gap in restoring these properties, especially when it comes to DIYers. This is simply because our generation is not used to the construction methodology of 100-200 years ago and simply transposing what we do today on concrete or timber to stone buildings simply won't work - inevitably leading to issues with damp, mould and various rots. A lot of the components of a Construction Sustaiabliity Plan are quite self explanatory and common sense when you actually see them written down in front of you. Unfortunately we haven't quite hit the mark where we value the environment and future of our planet more than the cost of implementing sustainable practises as a SOP for construction. Was thinking this morning as I walked the dog, how much of a mess our construction industry is in. Sub contractors really are treated as dirt by main contractors. A scenario I experienced at one point was tendering for a project, I think it was going to cost labour and material, around €100,000 then with overheads, profit and contingency I added ~28% So €128,000 was the discussion point. Of course they wanted me on the job (performance and quality) but to get it I would have to sharpen the pencil to beat the next best price 7.5% and be around the €119,000 region. So I asked about payment terms.... Invoice monthly less "standard" MCD (Main Contractor Discount) 5% so now my value was ~€113,500. If I accepted the job my profit was now 50% lower. I would also get paid first and second invoice 100% one 30 days after invoicing which is the end of the month we started in (start 1st, invoice 30th, paid 30th of the NEXT month) 3rd and 4th invoices would be slower with some queries. 5th and final invoice ... maybe. So if I was lucky I would be likely to get paid 80% (€90,700) of what I invoiced (€113,500) on a project worth €128,000 costing me €100,000. When I explained to the QS why I wasn't accepting the project at their price, he understood and said "well that is the game, right?" Nowadays, I price what I am worth, accept no less and walk away from those projects that don't value me or my team.

In Ireland, discovering asbestos in a property during renovation can be concerning due to the health risks associated with asbestos fibers. Asbestos was used in many construction materials from the 1950's through to the 90's when it was ruled too dangerous to use with all manufacturing stopped under legistative changes in 1999. Asbestos can be found in any old building which was built or refurbished before 2000. It was commonly used as a means of insulating and fireproofing, but it was also used in a variety of different formats. What to do if you find asbestos in your property: 1. If you suspect asbestos is present, halt all renovation activities. Asbestos fibers can become airborne if disturbed, posing serious health risks. 2. Do not touch or disturb the material. If they are intact and undisturbed, the risk may be lower compared to damaged ACMs. 3. Engage a qualified and licensed asbestos surveyor or consultant to confirm the presence of asbestos. 4. Depending on the situation and regulations, you may need to inform local authorities, ESPECIALLY if there is a risk of asbestos fibers spreading to the public. Even if you are conducting the renovation works yourself you have a duty of care to others and members of the public. 5. If asbestos is confirmed, it must be removed or managed safely. Only licensed asbestos removal contractors should handle asbestos removal, encapsulation, or any related work. Contact the National Waste Collection Permit Office to find a contractor. These professionals are trained to follow strict safety protocols to prevent exposure and contamination. 6. Ensure that the removal contractor follows all safety guidelines, including: > Sealing off the work area. > Using protective clothing and equipment. > Employing proper ventilation and dust suppression techniques. > Proper disposal of asbestos waste at a licensed facility. 7. After removal, an independent surveyor should conduct an air test to ensure no asbestos fibers remain in the air. A clearance certificate should be issued to confirm the area is safe. 8. Asbestos waste must be disposed of at a licensed facility, there are currently no facilities in Ireland and asbestos waste is transported to the Netherlands or Germany for safe processing. The removal contractor will typically handle this, ensuring compliance with hazardous waste regulations. 9. Keep all records related to the asbestos survey, removal, disposal, and clearance for future reference, especially if you sell the property. 10. If asbestos-containing materials are left in place but undisturbed, regular monitoring is advised to ensure they remain in good condition. Regulations and Compliance Ireland's Health and Safety Authority (HSA) and the Environmental Protection Agency (EPA) provide guidelines and regulations regarding asbestos management. Compliance with these regulations is essential to ensure the safety of occupants and workers.

Our project in Spain is going to be a journey of challenges most of them political and planning rather than structural! For those who may be interested coming from Ireland, where planning and restoration work on derelict property is relatively straightforward, it's very different in Spain. Rural properties require 'reformation' which is not 'rebuilding' on property plots which are <10,000msq. Tearing down and restarting is not an option. Fix the structural issues and reroof. Where your plot is >10,000msq you can apply for license to rebuild the existing property or potentially teardown and start with a new build without loss of the habitat condition on the land.
