'KCAP's Istropolis Project in Bratislava, is Published in ArchDaily' At the end of February, #KCAP unveiled a major new project located in the #Slovakian capital of #Bratislava, named Istropolis, to the world. Designed in collaboration with CITYFÖRSTER for the developer IMMOCAP, this project encompasses 133.000 m² of gross building area; including c. 70.000 m² of office space, c. 52.000 m² of residential, with c. 600 apartments; c. 5.500 m² of dedicated space for new retail, and a 5.500 m² multifunctional venue hall. ArchDaily explains the new development in the following way: "The project aims to transform the site into a vibrant urban destination featuring a cultural venue with a capacity of 3.000 visitors, #nine #buildings of offices and residences, and an interconnected #network of public spaces. The design integrates a car-free environment, extending the existing city grid with pedestrian-friendly squares and landscaped areas. A landmark #tower, rising approximately 115 metres, will add a distinct presence to the #skyline. The development emphasizes mixed-use programming, with active ground-level spaces for cultural venues, retail, and #gastronomy. The office buildings prioritise well-being with energy-efficient systems, natural light, and green courtyards, while residential units offer #expansive #views and generous #terraces. The #cultural #venue, positioned as a focal point, features a flexible interior, a sinuous façade, and an integrated media display, allowing for various configurations and event formats. The redevelopment seeks to re-establish Trnavské Mýto as a key #cultural and #social #hub, linking its #historical #significance with a contemporary vision for #Bratislava." 'Ute Schneider Continues as Advisory Board Member of Aspern Seestadt, in Vienna' Since 2021, Ute M. A. Schneider, a partner at #KCAP, has been a member of the Advisory Board for aspern Seestadt powered by Wien 3420 AG, one of Europe’s largest new #urban #developments. Located in #Vienna’s 22nd district, aspern Seestadt is an example of a large-scale #expansion, #transforming a #former #airfield into a new #sustainable #urban #quarter, designed to accommodate more than 25.000 residents and create approximately 20.000 jobs. This growing area of the City of Vienna is being developed on the site of the #Aspern #Airfield, built in 1912, which was once one of Europe’s largest airports and played a crucial role in early aviation. By the late-twentieth century, the airfield stood largely unused—a sprawling, open expanse on Vienna’s northeastern edge. The board plays a critical role in shaping aspern Seestadt’s development, ensuring that the urban vision remains consistent with the city's #planning #principles and #international #best #practices. As a board member, Schneider brings her #expertise in large-scale urban development to the district ensuring its integration it its wider urban context. With her background in #architecture and experience leading #international projects at KCAP, she contributes to discussions on #public #space #design, mobility #strategies and the integration of mixed-use developments. The board’s guidance ensures #Seestadt remains a well-balanced, forward-thinking district aligned with Vienna’s broader #urban #strategy. In 2025, Katharina Bayer will assume chairmanship of the board, which is in additon to Schneider, composed of Christof Drexel, Daniele Karasz, Carla Lo and Ralf Mühlbacher. 'KCAP Celebrate the 25th Anniversary of HafenCity, in Hamburg' About 25 years ago, #Hamburg embarked on an ambitious journey to reclaim its #waterfront. #HafenCity is Europe’s largest inner-city redevelopment, and has expanded it city center by about 40%, adding 157 hectares of new urban quarter on former port lands. Conceived in the late 1990s and guided by a #masterplan by KCAP, the project has transformed former #docklands into a vibrant mixed-use district. #Modern #architecture rises alongside historic #Speicherstadt warehouses, blending #urban life with maritime #heritage. A central challenge was #engineering the area for #flood #resilience, and the project's plan raised the base level by around eight metres, with #promenades at the original quay level behind flood walls and buildings atop artificial plateaus. Thanks to this concept, #HafenCity has opened up to the #waterfront while keeping people and buildings safe from major storm surges. Final #construction phases are underway in the eastern neighbourhoods, after over two decades, of #continuous #development. KCAP's #masterplan and Hamburg’s #stewardship, will serve as a blueprint for #urban #regeneration #projects, throughout Europe and beyond. Today at #MIPIM in Cannes, #KCAP will take part in two events. Join us! From 9:30-10:00—together with Team V Architectuur and Gemeente Eindhoven—we will present the transportation hub of Eindhoven central station, and the larger masterplan for Eindhoven’s central station area, at the Home of Holland stand (P4.C 7G). The project will add 500.000 m2 of housing (about 6.500-7.500 homes), c. 45.000 m2 of workspaces, c. 70.000 m2 of public/commercial functions, c. 18.000 m2 of green area, and about 430 trees to this area near the station. From 11:00-12:00 at the Business Iceland stand, Kadeco will present the masterplan for developing 55 km2 around Keflavík International Airport, in the greater capital region. Simultanesouly, K64 Circular Industries will also be presented: a 300 ha eco industrial park offering strategically located plots between the airport and the nearby deep-sea port, of Helguvík. 'KCAP Begin Construction on the Altiplano Tower, in Toulouse' During the summer of 2023, #KCAP announced #Altiplano, a new mixed-use tower in #Toulouse, #France. The project recently broke ground, marking the start of construction. Toulouse, home to Airbus and major universities, is a key center for aviation, research and education. The municipality is redeveloping #Montaudran, a #former #industrial #zone southeast of the city centre, into a vibrant new #urban #neighborhood. Once the site of one of Toulouse’s earliest #airports, Montaudran holds #historic #significance in European #aviation. The project features a high-rise with co-living apartments and a lower volume with offices and co-working spaces, linked by a 25-metre-wide span that defines the building. It visually completes the #Piste #des #Géants, a now #defunt #runway, which is being #transformed into a #linear #urban #forest. The façade, constructed in a #lightweight #wood, establishes Altiplano as a modern landmark reflecting the city's legacy of #innovation. The suspended portion of the building spans a staircase that links the runway, to the adjacent uphill neighbourhood. 'KCAP’s Achtersluispolder Masterplan Approved, in Zaandam' #KCAP is proud to share that during December 2024, the Gemeente Zaanstad city council approved the ‘Gebiedsperspectief #Achtersluispolder’, which marks a significant milestone in the ongoing #transformation of this 130-hectare area currently filled with businesses and industrial sites. The new strategic plan aims to change this area of Zaandam into a modern, mixed-use #neighbourhood by 2040. #Zaandam is home to about 82.000 people, is located approximately 15 minutes north of #Amsterdam, and is historically significant for its role in the shipbuilding and timber industries. Like many European cities, Zaandam faces challenges such as #housing shortages, aging #infrastructure, and the need for #sustainable #development to address environmental and economic pressures. The area will combine #housing, #business, and #public #spaces—bringing an underutilised area to life, while keeping its unique #local #character. 'KCAP Present Design of Istropolis District, in Bratislava' Today in Bratislava, IMMOCAP presented the design of Istropolis to the public; a competition winning project designed by #KCAP, in collaboration with CITYFÖRSTER. Istropolis will redefine the neighbourhood of #Trnavské Mýto and become #Bratislava’s new #cultural and #residential #heart. The project #transforms this part of the city into a #dynamic #destination, with a #landmark #cultural #venue with a capacity for up to 3.000 visitors, and #nine #buildings containing #offices and #residences. The 4.3-hectare site contains a #vibrant #network of #public #spaces, whose design blends architecture and nature—creating a seamless transition between private and public life within the city. The sinuously shaped cultural venue is a major #highlight of the project, with folding panels that integrate media and light, and a transparent plinth connecting to various public spaces adjacent to it. The stepping volume creates accessible terraces which extend the venue’s foyer spaces to the exterior, merging the #indoors with the #outdoors. The project includes 70.000 m² of office space, 52.000 m² for housing, with about 600 apartments in total, 5.500 m² of retail, and the 5.500 m² multifunctional venue hall. A sequence of public #event #squares and quiet #green #courtyard create new, lively mixed-use #neighbourhood . Active ground floors host cafes, restaurants and retail, enhancing street life and interconnectivity. The office buildings prioritise well-being, integrating #flexible #workspaces, with dramatically open atriums and abundant natural light. Residences offer expansive #city #views, framed by floor-to-ceiling windows, and outfit with private #terraces. #Sustainability is central, with #renewable energy solutions and recycled materials reducing the project’s carbon footprint. The landscape design supports #biodiversity and #climate #resilience, featuring native plantings, urban drainage systems and cooling green roofs. Integrated #bike #paths, electric vehicle #charging #stations and pedestrian-friendly streets, all reinforce this new district’s #accessibility and alignment, with the 15-minute city model. With its bold though #contextually #sensitive #architecture, Istropolis reconnects the area’s historic significance with a forward-looking urban vision. As a vibrant cultural hub and a model for human-centred development within #Slovakia, the project marks a new chapter for the city of Bratislava—where the everyday and the #extraordinary, both coexist, and #flourish. 'KCAP's The Twins Covers New Book Published by NAi010' #KCAP is honoured to share that several of our projects are included in a new book published by nai010 publishers of Rotterdam—including #GWL #Terrain in Amsterdam West, and #The #Twins in Amsterdam North's Overhoek's neighbourhood. The book is titled 'Nature-inclusive Urban Development'. The publication is a co-producton between the authors Gideon Spanjar, Frank Suurenbroek, Patrick Limpens and Sába Schramkól; and a collaboration between the Aeres University of Applied Science Almere, and the Amsterdam University of Applied Sciences. It was funded by the NWO (Dutch Research Council), and an English and Dutch edition were published. Our housing project The Twins, photographed by Amsterdam based artist Olivier van Breugel, is featured on the cover. According to the publishers: 'In #Nature #Inclusive #Urban #Development the authors look back to the very first European eco-districts from the final decade of the twentieth century and examine what the concept has delivered for residents and nature. They also assess the effectiveness of several pioneering international points systems in Amsterdam, Berlin, London, Malmö, Stockholm, and The Hague, among other cities. The book explores the operation and benefits of these points systems, and provides valuable solutions gleaned from interviews with practitioners in key positions. As such, nature-inclusive urban development offers practical pathways for overcoming governance challenges and fostering innovation for making cities biodiverse.'
