With both land and build costs going through a period of significant escalation, we are seeing a lot of landlords continuing to review their property assets and exploring higher and better uses. More so - exploring how they can extract value and increased revenue from existing structures on site. This is another concept we are currently exploring - with the conversion of existing buildings into smaller workplaces, townhouses and supporting retail. Its so important that concepts like this are undertaken through an architectural and property lens. We need to design for the end users with confidence, knowing that we can successfully tenant the spaces. There is no point in making spaces that may work on paper but not in real life. #architecture #design #property #development

Whakaata Māori - Hawaikirangi, has been selected as a finalist at the Designers Institute of New Zealand Best Awards, which is happening this Friday at the Viaducts Event Centre. We have partnered alongside with Whakaata Māori for over a decade across a number of significant Broadcast and Workplace projects. The spaces are often a melting pot of culture, technology, operations, stories and workspaces. We love navigating and solutioning the complexity that these projects bring! Farro, Takapuna We have been partnering with Farro since they started in 2005, and loved bringing this store to life! The ‘Urban Farmers Market’ has always been at the core of the Farro experience, but New Zealand cuisine and food sophistication has been on the rise. It has become more complex, more colourful, it has more personality – and the Farro shopping environment needed to respond to this. At the heart of the market are ‘the makers’ – the ones producing the food. The butcher, the fishmonger, the florist, the baker, the barista, the chocolatier, the vinter. They add colour to a black and white world, and it is our role to celebrate them. Each of the makers and their products have strong personalities and qualities which can help define experiences. The aim was direct and simple – let these qualities shine within the grocery experience; through colour, texture, materiality, lighting, styling, scents and signage. 💗 #retail #architecture #grocery #property #design

The Carr Road Retail Development (Mt Roskill, Auckland) is coming to life, with a number of stages coming to a close, and a number also starting! The series of converted (older) warehouses are incredibly striking, with incisions into the structures enabling new shopfronts. Its a great case study for "re-use" and "re-activation", and full credit to our client Jargonel Properties and Andrew Hay for pursuing the direction. Te Puru Business Park - Fast Track Approved! Directly opposite the Beachlands Shopping Centre will be Te Puru Business Park, 4,500sqm of buildings for industrial, trade supply, wholesale - and 17,500sqm of Industrial Yard space formed from the Beachland Quarry on over 6.4 hectares of land. Beachlands has a severe lack of Industrial land and floorspace, resulting in residents travelling large distances for purchasing and employment. Almost 70% of locals commute elsewhere for employment, which is problematic given the areas population is expected to nearly double in the next 25 years...! #property #development #design #architecture
