About us

IREIT Global (SGX-UD1U) which was listed in 2014, is the first Singapore-listed real estate investment trust with the investment strategy of principally investing, directly or indirectly, in a portfolio of income-producing real estate in Europe which is used primarily for office, retail and industrial (including logistics) purposes, as well as real estate-related assets. IREIT Global’s current portfolio comprises five freehold office properties in Germany, five freehold office properties in Spain and 44 retail properties in France. IREIT Global is managed by IREIT Global Group Pte. Ltd. (the “Manager”), which is jointly owned by Tikehau Capital and City Developments Limited (“CDL”). Tikehau Capital is global alternative asset management group listed on Euronext Paris, while CDL is a leading global real estate company listed on the Singapore Exchange.

  • 𝐓𝐢𝐜𝐤 𝐭𝐡𝐞 𝐌𝐢𝐥𝐞𝐬𝐭𝐨𝐧𝐞𝐬 𝐛𝐮𝐭 𝐍𝐞𝐯𝐞𝐫 𝐅𝐨𝐫𝐠𝐞𝐭 𝐨𝐮𝐫 𝐑𝐨𝐨𝐭𝐬 💪🏼 Listed on 13 August 2014, IREIT Global marks the first S-REIT with the investment strategy of principally investing, directly or indirectly, in a portfolio of income-producing real estate in Europe which is used primarily for office purposes, as well as real estate-related assets. 🥇 From our humble beginnings with just 4 properties in Germany, IREIT has since expanded its portfolio to 53 properties located in Germany, Spain and France. Along the way, we have also broadened our investment mandate to include properties in the retail, industrial (including logistics) and hospitality sectors. Our journey thus far has been extraordinary backed by the kind support of our Unitholders and joint sponsors, 𝐓𝐢𝐤𝐞𝐡𝐚𝐮 𝐂𝐚𝐩𝐢𝐭𝐚𝐥 and 𝐂𝐢𝐭𝐲 𝐃𝐞𝐯𝐞𝐥𝐨𝐩𝐦𝐞𝐧𝐭𝐬 𝐋𝐢𝐦𝐢𝐭𝐞𝐝. IREIT made our first acquisition of Berlin Campus within a year from IPO, funded by an over-subscribed rights issue. To further enhance IREIT's diversification and income resiliency, IREIT acquired 27 retail properties leased to blue-chip tenant, Decathlon, in 2021 and 17 properties fully let to leading European discount retailer, B&M, in 2023. In 2025, IREIT will also commence on the repositioning of Berlin Campus. These strategic investments, complemented by our commitment to active asset management and prudent capital management, will position us well for the future. 🎯 🏢 As a responsible organisation, IREIT is also committed to integrate sustainability priorities into our core business and strategies. To-date, all our assets except the B&M Portfolio and Berlin Campus are green certified.   • 🎄 𝐂𝐡𝐫𝐢𝐬𝐭𝐦𝐚𝐬 𝐜𝐚𝐦𝐞 𝐞𝐚𝐫𝐥𝐲 𝐟𝐨𝐫 IREIT Global! 🎄 We are pleased to secure a major lease agreement with long-stay hospitality operator, Stayery, for approximately 10,600 sqm of GFA at Berlin Campus to operate approximately 255 guest rooms. This marks the 𝐬𝐞𝐜𝐨𝐧𝐝 𝐰𝐢𝐧𝐧𝐢𝐧𝐠 𝐨𝐟 𝐚 𝐦𝐚𝐣𝐨𝐫 𝐥𝐞𝐚𝐬𝐞 𝐜𝐨𝐧𝐭𝐫𝐚𝐜𝐭 at the property within a month, following the first lease secured with United Kingdom’s largest hotel chain, Premier Inn, towards the end of November 2024. Stayery is a modern serviced apartment concept which has a growing presence in Germany, combining the comfort of an apartment with the services of a hotel. The lease agreement has a 𝐥𝐨𝐧𝐠 𝐥𝐞𝐚𝐬𝐞 𝐝𝐮𝐫𝐚𝐭𝐢𝐨𝐧 𝐨𝐟 20 𝐲𝐞𝐚𝐫𝐬 𝐰𝐢𝐭𝐡 𝐧𝐨 𝐛𝐫𝐞𝐚𝐤 𝐨𝐩𝐭𝐢𝐨𝐧, 𝐬𝐭𝐞𝐩-𝐮𝐩 𝐫𝐞𝐧𝐭𝐬 𝐢𝐧 𝐭𝐡𝐞 𝐟𝐢𝐫𝐬𝐭 𝐭𝐡𝐫𝐞𝐞 𝐲𝐞𝐚𝐫𝐬, 𝐚𝐧𝐝 𝐚𝐧𝐧𝐮𝐚𝐥 𝐂𝐏𝐈 𝐢𝐧𝐝𝐞𝐱𝐚𝐭𝐢𝐨𝐧 starting from the fourth year. The tenant is expected to start operating by the first half of 2027. 🏨 With the addition of this second new lease at Berlin Campus, commitment for a total GFA of 20,948 sqm (representing 24% of NLA) has now been garnered at Berlin Campus, ahead of its strategic repositioning. This places IREIT well on track on its execution plans to reposition Berlin Campus into a multi-let and mixed-use asset with office, retail and hotel components.   • 🍀 𝐆𝐨 𝐆𝐫𝐞𝐞𝐧, 𝐨𝐫 𝐠𝐨 𝐇𝐨𝐦𝐞! 🍀 IREIT Global is pleased to announce that it has established a 𝐠𝐫𝐞𝐞𝐧 𝐟𝐢𝐧𝐚𝐧𝐜𝐢𝐧𝐠 𝐟𝐫𝐚𝐦𝐞𝐰𝐨𝐫𝐤 to further advance and integrate its sustainability commitments and priorities into its core business and strategies. The framework has been prepared in accordance with the internationally recognised Green Bond Principles and Green Loan Principles. Going forward, it will serve as a guideline on how IREIT intends to enter into green finance transactions, such as green bonds or green loans, to fund its projects. The framework has been independently reviewed by second-party opinion professional, 𝐒&𝐏 𝐆𝐥𝐨𝐛𝐚𝐥 𝐑𝐚𝐭𝐢𝐧𝐠𝐬, which has assessed that it is aligned with the Green Bond Principles and Green Loan Principles, thereby assigning a light green shade rating. Mr Peter Viens, CEO of the Manager, said, “As a responsible real estate owner and investor, we will seek to fund projects and investments under the framework. This will facilitate the efforts in making positive impacts towards the globally shared goal of keeping global warming under 2˚C.” 🌍 “As part of our long-term goals towards building a stable and resilient portfolio, we are now targeting to pursue green certifications for our B&M retail portfolio in France. This long lease agreement comes with built-in step-up rents, annual indexations and no break option. Premier Inn is the UK’s largest hotel chain, offering over 800 hotels and 77,000 rooms across the UK and beyond. We warmly welcome this blue-chip tenant to our property! 👐 In conjunction with the signing of this hospitality lease at Berlin Campus, IREIT will be expanding our investment strategy to include hospitality, hospitality-related, accommodation and/or lodging assets. The expansion of investment mandate will allow IREIT to accelerate our portfolio diversification and to seize acquisition opportunities in these new asset classes. 🏨 𝐀𝐭𝐭𝐫𝐚𝐜𝐭𝐢𝐯𝐞𝐧𝐞𝐬𝐬 𝐨𝐟 𝐭𝐡𝐢𝐬 𝐥𝐨𝐧𝐠-𝐭𝐞𝐫𝐦 𝐥𝐞𝐚𝐬𝐞 𝐚𝐠𝐫𝐞𝐞𝐦𝐞𝐧𝐭: 📌 Long duration of 20 years with no break option; 📌 Annual rent of approximately €2.2 million once the hotel segment is completed by 1H2027 and €2.6 million after a four-year step-up period; and 📌 Annual indexation after step-up period. Leveraging on the excellent connection of Berlin campus, which is nestled in the heart of the Lichtenberg district, within close proximity to the Ostkreuz main railway station, Berlin Campus is set to be an iconic development that will anchor the future resilience of IREIT’s portfolio. Notably, Berlin Campus is likely to attain a Leadership in Energy and Environmental Design (“LEED”) Gold certification upon completion of the repositioning, through the implementation of innovative high-tech concept and environmentally friendly building materials. On the repositioning, Mr Peter Viens, CEO of the Manager, commented that the achievement of this significant milestone demonstrates IREIT’s capabilities to manage a significant asset management project and that the team is working hard on another hospitality lease concept in Berlin Campus to be  announced in the near future. Mr Viens also expressed deep appreciation for the support from IREIT’s joint sponsors, Tikehau Capital and City Developments Limited, and for their confidence in the long-term attractiveness of Berlin Campus post repositioning.
