Hii ni njia muhimu ya kulinda maslahi ya kisheria ya mtu katika ardhi na kuhakikisha kuwa hakuna hatua yoyote inachukuliwa bila ridhaa yake. 𝐕𝐢𝐟𝐮𝐧𝐠𝐮 𝐌𝐮𝐡𝐢𝐦𝐮 𝐕𝐢𝐧𝐚𝐯𝐲𝐨𝐡𝐮𝐬𝐮 𝐏𝐢𝐧𝐠𝐚𝐦𝐢𝐳𝐢 𝐊𝐚𝐭𝐢𝐤𝐚 𝐒𝐡𝐞𝐫𝐢𝐚 𝐲𝐚 𝐔𝐬𝐚𝐣𝐢𝐥𝐢 𝐀𝐫𝐝𝐡𝐢 𝐊𝐢𝐟𝐮𝐧𝐠𝐮 𝐜𝐡𝐚 𝟕𝟖: Kinaeleza kwamba mtu yeyote mwenye maslahi katika ardhi anaweza kuweka pingamizi kwa Msajili wa Ardhi ili kuzuia hatua yoyote kuchukuliwa bila ridhaa yake. Pingamizi inaweza kuwekwa kwa sababu mbalimbali, kama vile kulinda maslahi ya kisheria au ya kimkataba, au kuzuia uuzaji wa ardhi bila ridhaa ya mmiliki mwenza. Pia sheria imeweka taratibu za kuondoa pingamizi, ambapo pingamizi linaweza kuondolewa na mtu aliyeweka pingamizi, Msajili wa Ardhi kwa maombi ya mhusika, au kwa amri ya mahakama. Na ikiwa kuna mgogoro kuhusu pingamizi, suala hilo linaweza kupelekwa mahakamani kwa ajili ya uamuzi.     The Income Tax regulations require foreign companies who are not tax residents in Tanzania but provide electronic services, such as streaming platforms, online marketplaces, and cloud services, to register with the Tanzanian tax authorities. This ensures that these non-resident entities comply with Tanzanian income tax laws and pay taxes on the revenue they generate from Tanzanian customers. By doing so, Tanzania aims to level the playing field between local and foreign service providers and ensure that all entities benefiting from the Tanzanian market contribute to its tax base. This is requirement was brought forth by the Tanzania Government through two key legislative measures: 1. The Income Tax (Registration of Non-Resident Electronic Service Providers) Regulations, 2022; and 2. The Value Added Tax (Registration of Non-Resident Electronic Service Providers) Regulations, 2022. It gives elaborate detail on the ownership rights of the unit holder, including their shares of common areas and facilities. It also details the unit's boundaries, like the unit's size, location, parking, or storage spaces. This deed also outlines the owner’s responsibility towards maintenance and adherence to regulations of the said property. Here are key points a buyer should be aware of: 1. Ownership Rights: You own your unit exclusively and share common areas like gardens and hallways. 2. Title Deed: Ensure you get a verified title deed from the Ministry of Lands, (You can verify through conducting an official search in the ministry of land). 3. Compliance with Laws: Follow the Land Act, 1999, and Unit Titles Act, 2008. 4. Service Charges: Pay regular fees for maintaining common areas. 5. Owners’ Association: Join and participate in decisions about property management. 6. Maintenance: Keep your unit in good condition. 7. Insurance: Insure your unit; the association may cover common areas. 8. By-Laws: Follow rules on noise, alterations, and common area use. 9.
