While at #MIPIM, I had the chance to discuss political uncertainty and its impact on #CRE with Danielle Myles and fDi Intelligence. As I mentioned in the article, while we are seeing disruptions and delayed decisions, we are also still seeing transactions complete. MIPIM Day 4 Hurray, there was early morning sunshine. Double hurray, I managed to get up and see the early morning sunshine. (Note - as I write this it's bucketing it down again and the Avison Young pavilion has run out of umbrellas) I do wonder if the weather has contributed to my sense that this has been a more "serious" MIPIM. The ongoing global uncertainty means that it's unlikely we will see a rapid market recovery in 2025. But there are opportunities and value out there and the conference talk has been about the hard work and commitment needed to deliver them. Public sector leaders talk openly talking about their financial constraints and lack of capacity. But they remain committed to growth and here trying to find the right partners to work with to get schemes moving. Viability problems won't go away quickly but there is serious talk about what can be delivered and the need for greater clarity on what that gap is. This does mean that partners may be pushing the big long term propositions but there's also a renewed focus on those schemes that can deliver in the next two to three years to get growth going, deliver housing numbers and start to mobilise supply chains. It's felt like time to start making a start. It may all be a little more serious but that's an encouraging sign of commitment to get things moving. MIPIM 2025 may not be remembered for sunshine and sunny optimism but perhaps as that moment when the wheels really started to turn in the new normal and UK confidence returned.
