📰 BRECK ACQUIRES ST HELENS SITE FOR 170 HOMES We’ve completed the unconditional purchase of a greenfield site at Elton Head Road in St Helens for the development of 170 homes. The 3.61 hectare (8.94 acre) site has been purchased from a private landowner using our company’s cash reserves and we now intend to submit a planning application. 🗣️ Andy Garnett, director, Breck said: “St Helens is an area of the North West with a growing population and therefore strong demand for housing of all types. We see a real opportunity at Elton Head Road to use our expertise to develop high-quality homes to benefit the next generation. “We were able to use our company resources to act quickly and secure the site and we now look forward progressing the planning application which will allow us to begin construction.” 🗣️ Will Rees, director, Legat Owen said: “The site’s status as safeguarded greenbelt has created strong interest from the housebuilder market for private and affordable housing. 📰 BRECK PURCHASES SITE FOR 13 HOMES IN UPHOLLAND, WEST LANCASHIRE We recently completed the unconditional purchase of land from Kingscrown Properties Group Ltd using cash reserves within the company, with the help of Eddisons as sales agent. The site already has planning permission and we're excited to start the development of three-bedroom homes later in the year following minor amends to the current plans! 📰 BRECK BEGINS WORK ON MORE THAN 100 HOMES IN PRESTON We’ve started development of 102 one-to-four bedroom affordable homes at Sidgreaves Lane, Cottam after signing an agreement with Progress Housing Group. The site gained planning last month and is part funded by Homes England. There will be a combination of homes for affordable rent and shared ownership and we expect to be complete on site by summer 2026. We’ve now got an active development pipeline of over 1200 residential properties across the North West! PLANNING APPROVED AT ROSEMOUNT AVENUE, PREESALL ✅ We gained planning this month from Wyre Council for our latest affordable homes development, 51 homes, which will be a mixture of two, three and four bedrooms on behalf of Jigsaw Homes Group Ltd. Breck worked with our planning consultancy partner Mosaic Town Planning to secure planning approval at the site and we will begin construction this winter. Andy Garnett, director, Breck said: “This development has been designed to cater for the needs of all ages and includes bungalows for elderly residents as well as a combination of homes for affordable rent and rent-to-buy. “Rosemount Avenue is one of four sites across the North West we expect to begin work on before the end of 2024, a total of 267 units with a contract value of £56m. We’re looking forward to progressing construction and handing the homes over to Jigsaw to help relieve the need for affordable homes in the Preesall area." Paul Williams, director, Mosaic said: “We have worked closely with our partners Breck, Wyre Council and the Environment Agency throughout the planning process to ensure this scheme maximises benefits for all local residents. “The site includes a range of measures to promote wildlife conservation, including a green corridor along the western boundary. We’re pleased the planning committee has approved this development, which will provide high quality affordable homes for Preesall residents for the coming decades.”

📰 BRECK SET TO DELIVER £150M OF AFFORDABLE HOMES WITHIN NEXT FOUR YEARS In the four years since Breck’s launch, our affordable housing division has completed 350 units across five sites to date. We’re currently on site at four further affordable housing developments across the North West – a total of 600 units with a contract value of £95m for registered providers Torus, Jigsaw Homes Group Ltd and Places for People. We’re also looking to start on site at four more developments before the end of the year – 267 more homes with a contract value of £56m!
