Based in Chelmsford, Essex, we are a locally managed charitable housing association. Established in 2002 to deliver our core social purpose of meeting housing need by providing homes for rent and sale. Our mission: Transforming lives by creating great homes for everyone We work across the county helping to make communities thrive. Everyone deserves to live in a high quality, affordable home, and we aim to help tackle the housing crisis and provide excellent services for our customers. The people who work at CHP have very different responsibilities, but all work together to help our customers, whether it’s fixing a repair, managing a tenancy or building new homes. We operate a supportive, inclusive, culture where our approach to our work is governed by our values: Bold We are focused on the issues that matter most to the community we serve and we take a bold approach to solving hard-to-fix issues.     We were Highly Commended in the Innovation Category at the Housing Technology Awards 2025!   We're really pleased to have received recognition for the way we revolutionised our invoice processing. We now use Robotics Process Automation (RPA) and AI to automatically detect, read, process, and receipt invoices once they come into the inbox. As well as saving the team a huge amount of time on what used to be a laborious task, this solution is reusable and can be rolled out to other teams to help with other tasks.   A huge well done to the teams involved!

    Some of our team recently visited Bishop’s Stortford to celebrate a new development of 42 affordable homes on the St. James Park estate. The development has been built with sustainability and accessibility at its heart. 39 of the homes feature solar panels, four have air-source heat pumps, and two are fitted with electric vehicle charging points. Four of the homes have kitchens with variable-height worktops and are also suitable for further adaptations like wet rooms and through-floor lifts to cater for the needs of people with disabilities or additional requirements. East Herts District Council will nominate people on their housing register to the 28 affordable-rent homes. People living in East Herts, or with family or work connections to the district will be prioritised for the 14 shared ownership homes. Countryside Partnerships (part of the Vistry Group) worked with us to deliver these high-quality homes that are built to adapt for our customers’ changing needs. We hope the new residents will be very happy in their new homes.

    Some of our colleagues recently got involved in a community litter pick in support of a countywide campaign to tackle fly-tipping called Let’s SCRAP Fly Tipping. Alongside Chelmsford City Council and local community group, Chelmsford Litter Wombles, we spent a morning clearing waste in Melbourne. We were able to make a big difference to the environment for local residents, and left the area looking much tidier.

    We’ve been successful in our bid to win government funding from the Warm Homes: Social Housing Fund Wave 3, and have been provisionally allocated £3.3 million, which we'll also match fund.   This is an excellent outcome and over the next three years, we plan to use the grant and our co-funding to improve the energy efficiency rating of around 300 homes, raising their energy performance certificate (EPC) rating to a band C or above. We'll do this by installing new low-carbon heating systems, solar panels, and improving insulation in homes that need it.   This comes a year after we were awarded a grant of £604,000 from the Social Housing Decarbonisation Fund Wave 2.2, which we also matched with co-funding. We allocated this to improving the energy efficiency of 100 of our homes, in a project that's still on-going.   The additional funding we've been awarded this year will allow us to continue helping customers to save on energy bills and reducing carbon emissions on our path to net zero.

This year’s theme, #AccelerateAction, reminds us that progress requires swift and decisive steps. At CHP, we’re proud to have strong female representation across leadership, with three out of seven members of our Executive Management Team and six out of 12 Board members being women. But representation matters at all levels across our organisation, we have incredible women working in roles traditionally dominated by men, and they are all inspiring examples of how we can collectively #AccelerateAction. #IWD2025 #GenderEquality #WomenInLeadership

    We’re excited to announce that we’ve entered talks with Southend-based Estuary Housing Association over a potential merger. If approved, the new organisation would be the biggest housing association centred in Essex and one of the largest in the region, owning and managing over 16,000 homes.  This partnership would build on each organisation's existing strengths by providing high-quality homes and services to local people across Essex and the surrounding area. Paul Edwards, CHP’s Chief Executive, and Ian Martin, Chief Executive at Estuary, said: “CHP and Estuary share clear strategic alignment, and this is a brilliant opportunity to bring together two strong organisations into one, which is why we believe there’s merit in further exploring a merger.   We share similar visions, values, and culture, as well as matching geography. We think these similarities are huge benefits that would allow us to work effectively together to deliver the best possible service to our customers”.  We’ll now enter a period of due diligence and consult with customers, employees, and stakeholders about the potential change, which could see us coming together by the end of 2025.
