About us

Ebbsfleet Development Corporation was established in 2015 to speed up the delivery of up to 15,000 homes and create a 21st-century Garden City in Ebbsfleet, North Kent. Ebbsfleet Development Corporation is sponsored by the Department of Levelling Up, Housing and Communities, but we work closely with Local Authorities, Kent County Council and wider partners to ensure our work is locally responsive in every aspect and meets the needs of existing and new residents. As an organisation, we are united in our determination to create a truly brilliant place to both live and work. So far, we’ve made excellent progress, over 3,500 homes are now complete and homes are being built far quicker than anywhere else in the country, without detriment to quality, design or sustainability.

    🌳 We are pleased to announce the approval of the first significant phase of the Major Urban Park in #Ebbsfleet #EasternQuarryLtd and Define Planning & Design successfully presented plans for the southern section of a new Major Urban Park set within the #Whitecliffe development, as part of ambitions to facilitate the delivery of high-quality accessible green and blue spaces for the growing community in #EbbsfleetGardenCity. Upon completion, the Major Urban Park will serve as a leading outdoor space, offering an expansive, beautifully designed setting for the public to enjoy.  The landscape design throughout the Major Urban Park has been influenced by Principal Artist Christopher Tipping, reflecting the site’s rich history and unique character. Alongside this, extensive public engagement has helped inform the designs, including:  🛹 the introduction of a skate park and basketball court  🤝 teen focused social spaces  🏋 keep fit gym equipment   🌻 community and sensory gardens  🏞️ flat useable grassed areas  💧 splash water play ‘Secured by Design’, ‘Safer Parks’ and ‘Make Space for Girls’ design principles have been reflected to improve the safety and inclusion of all users. These principles will continue into the detailed design stages that follow this planning approval. Construction is anticipated to commence towards the end of 2025, with first phases of the Major Urban Park expected to open in 2027.     🚀 Inspiring Change through Community-Led Development at Appleby Blue Almshouse 🚀 Last week’s session on Place-based Connections and Social Value in Urban Developments introduced by Alison Benzimra, was led by our wonderful chair, Kevin McGeough, who brought his insightful questions as Head of Place-making at Ebbsfleet Development Corporation. The event reminded us of the transformative power of genuine community engagement, with each speaker underscoring how placing community at the heart of development fosters resilience and long-term impact. 💡 Key Highlights 💡 🏘️ Kevin McGeough emphasised the importance of developments that serve as lasting assets, designed with purpose to meet the needs of future generations. Katy Saunders, Director at Social Finance encouraged us to reimagine financing models, blending public, private, and philanthropic funds to drive community projects that truly make a difference. Her message: “Anything is possible” when it comes to using social investment as a tool for social value. 💸 Don't think about social finance as being a one size fits all - it can be multi-faceted, mix of models, for different stages, with different investors and can be both sympathetic and flexible. Naomi Rubbra of Footwork discussed the concept of Community Asset Developments (CADs), where communities guide design as clients, creating spaces that authentically reflect their needs. She highlighted examples like Hastings Commons and Nudge Community Builders in Plymouth, underscoring the power of an interconnected web of CADs across the UK. 🧩 Naomi urged us to “trust the people at the table, let go of rigid processes, and connect the "jigsaw of relationships” that together create lasting social impact. Carl Konadu BEM, Co-Founder of 2-3 Degrees, shared a powerful stat from Grosvenor: 89% of young people are never asked about their surroundings, yet 82% want to be involved. 🤩 His advice? "If you're not having fun, neither are they." Carl encouraged going beyond marketing and QR codes to engage with young people—go out there, talk to them, and build connections that matter. He ended the session with a thought applicable for all aspects of social impact -"Plant seeds for the future—even if you may not be there to see the results. Trust that they will grow and bare fruit." 🪴 This discussion left us all motivated to think creatively and inclusively about the spaces we develop - to think about outcomes not just outputs. Thank you to our panelists and all attendees for making this an event that left us feeling inspired.   Our final event in this series, Nourishing Generations: The Role of Food in Bringing People Together, takes place on November 21.     Works begin on Neighbourhood Community Buildings in #Ebbsfleet 🏗️ We've provided additional funding of £13m to support enhancement to two new community buildings in Ebbsfleet Green, a new neighbourhood set within the #EbbsfleetGardenCity scheme. The Corporation has worked in collaboration with Redrow and #EbbsfleetGardenCityTrust to develop the designs of two, BREEAM Outstanding buildings: 🏤 A Neighbourhood House – a 244m2 single storey building, set within a generous area of public landscape and adjacent to a new play space. This building will provide residents with flexible amenities to come together and meet, with the space designed to respond to different activities and needs of users. Meeting facilities, along with IT equipment and a village tool store, will be provided to enhance the experience and offering of the space. ⚽ A Sports and Leisure Hub – a 1,013m2 two storey building with multi-use sports hall, changing and welfare amenities, managed reception, café, and gymnasium facilities. A new FA standard 3G sports pitch, tennis courts, play space and parking will sit alongside the Hub and be available for use by residents and visitors to the area.   • 📰 Good news story! 📰 🍂 We're pleased to have supported Leigh Academies Trust to enhance facilities at two local #Ebbsfleet schools. 👏 A substantial investment has been agreed to Leigh Academies Trust to generate additional spaces at Cherry Orchard Pre-School and fund the provision of two external canopies tailored for outdoor learning at Ebbsfleet Academy. 📘 Schools play a hugely important part in the community, and we're pleased to have worked with the Leigh Academies Trust to provide improvements to these two local schools that serve Ebbsfleet residents.
