Our Northern Home Counties team has been appointed by Brent Council via the SCAPE framework to deliver three different specialist education needs (SEN) projects to meet the growing demand of school places in the area. The various different expansion works will take place to Newman Catholic College, Preston Park Primary School, and St Margaret Clitherow RC Primary School, totalling over £6 million in improvements. Our team have a proven history of working on SEN schools, as demonstrated by the successful handover of the The Windmill School in Barnet. Gavin Barwell, former Minister of State for Housing and Planning, kicked off our Future Living Network discussion with a succinct overview of the challenges – and opportunities – that Labour faces in reaching its housing targets. In a debate that spanned the lack of funding for RPs, the ongoing misunderstanding of how the housing market works, the need for diversity in tenure and, time and time again, returning to viability, Gavin Barwell, Michael Keaveney, of Grainger PLC, Abu Talib Sheikh of Vistry Group, under the excellent chairing of Christopher Jones FRICS, packed in the vast topic of 100 days under Labour Government, is the party living up to expectations? With references to the Labour Party Conference and the recent demise of ISG, the topic proved highly relevant and the panel’s expertise engaged our audience. Housing is not one of the five missions, which is frustrating. But it is tucked in under Labour’s growth agenda. Housing is the most critical part of their most significant priority. Gavin Barwell We have a profound problem with economic activity. The labour force has stopped growing. The moment the economy picks up, we’ll get into a tight labour market. Gavin Barwell Urban and ultra urban locations need purpose built Build to Rent homes. There are huge socio-economic benefits, yet politicians and the general public don’t often recognise this. The general public appear to think that rental homes don't contribute to community, which is simply not the case. If we don't invest in these sites, those homes simply won’t get built. Michael Keaveney Multi-tenure delivery models are key to unlocking delivery in the sector. The RP market is currently difficult; the government needs to focus on grant funding adjustments for Section 106 and additionality, while prioritising viable tenures through funding.
