Autumn Budget 2024: Key updates from our experts 💬 Development Agency: Capital Gains Tax increase was less severe than expected. Housebuilders welcome the additional £500m for the Affordable Homes Programme. Residential: No major surprises. Stamp duty hike on second homes will impact the buy-to-let market. Interest rates remain crucial, with base rate cuts expected. New Homes: Increased investment in affordable homes is great for new-build developers and first-time buyers. Higher Capital Gains Tax on second homes may reduce buy-to-let transactions. Farms Agency: Reduction in agricultural property relief will affect many farms, prompting sales and restructuring. Farmland values may soften if supply increases. Investment: Minimal impact on commercial property investment. Capital Gains Tax increases were not as severe as feared. Non-dom status changes will not affect most of the market. Business Rates: No radical reforms. Relief for the Retail, Hospitality, and Leisure sectors continues but at a reduced rate. Private schools to lose 80% charitable relief from 2025/26. Sustainable Energy: Continued support for clean energy projects, but more investment in the electricity grid is needed to meet ambitious targets.
