  • It’s all about planning.  Many of our customers manage large numbers of lifts across multiple locations. This is particularly the case for those operating in the retail sector, with stores in high streets, shopping centres and retail parks. When choosing a lift maintenance company, the biggest factors that most customers consider are cost, quality, and reliability of service. Today, typically many of the larger lift maintenance contracts are now being won through online competitive tendering. This can mean that sometimes an incumbent maintenance company will lose a contract to a new supplier, who then must make provisions in advance of the contract start date to ensure continuity of service for every lift in the portfolio. Liftec Express frequently participate in competitive tendering for larger maintenance contracts and have, for a significant time, been proudly winning complex and demanding maintenance contracts for large lift portfolios. Depending upon the number of units in the contract, pre-start planning – or mobilisation as it is generally known – can take as long as three months prior to the contract start date. We take a lot of care at this early stage to ensure that everything is ready, in place and fully operational from day one of the contract. This includes detailed digital creation of each unit into our service programme, agreed KPI’s, visit schedules, lift status and emergency auto-dialler number change (to be completed on our first service visit). We also ensure our new clients have all of our emergency phone numbers in advance of the first day of the contract should they need them. These are only a few of Liftec Express’s mobilisation procedures and demonstrate some of the actions we take prior to a contract start date.   • Across the UK there are countless housing associations and social housing schemes providing homes for individuals families the elderly and those with limited mobility. Invariably homes that are over two stories will have a passenger lift, and, in many instances, there may only be one lift. So, keeping it well-maintained and trouble-free is essential for residents living above the ground and first-floor levels. But what happens in the event of a lift breakdown or a passenger entrapment? In the case of entrapment, Liftec Express treat this as an absolute emergency and we instruct the engineer closest to the premises to immediately attend the site to help the trapped passenger. Whilst Liftec Express do not treat lift breakdowns with the same degree of emergency we still give them priority over routine maintenance work providing customers with options that detail response times that can range from 4 hours upwards depending on the contract. We understand that for residents when a repair to a lift cannot be completed during an emergency call-out visit due to immediate parts availability it can be frustrating. Generally, in most cases, there is no one present on-site that we can inform of the parts availability and for safety reasons, we are unable to reinstate the lift into service during the call out visit. Our engineer will report the lift's status back in service or not, directly to our lift maintenance administration office before leaving the site, they will then inform the housing association of the lift status. In most cases when faults require new parts, we will contact the housing association for approval before ordering or fitting replacement items. This process sometimes can take over a day and when there is only one lift in a building as soon as we receive approval, we prioritise the repair over other jobs in the area.  Liftec Express’s objective is always to avoid lift downtime for residents and we work closely with our housing association customers to achieve that, particularly for the elderly and those with ill health living on the upper floors.   • Today, we are getting closer and closer to having lifts that can be considered "green". This will depend on the technology and materials used in the manufacture and installation of new lifts. The most environmentally new lifts would typically be machine-room-less (MRL) lifts that use lightweight, energy-efficient gearless motors, regenerative drives, and LED lighting. When considering the sustainability of a lift, energy efficiency is crucial, but equally important is the use of sustainable materials in its construction. This not only enhances a building’s green credentials but also supports the attainment of BREEAM certification. However, for the hundreds of thousands of existing lifts installed in buildings across the UK that are not energy-efficient, there are usually solutions to improve the lift without substantial capital expenditure. The greatest impact on a lift’s energy efficiency relates to the installation of a regenerative drive system. These are suitable for use with traditional traction, MRL and hydraulic lifts. A regenerative drive converts the gravitational energy generated during the downward motion of the lift returning the energy to the building's power supply, thus reducing energy consumption. Often at the same time when a regenerative drive is chosen, the lift controller will also be changed for one using the latest energy-efficient technology. Older traction motors tend to be energy-hungry, so an upgrade to a new energy-efficient motor can deliver the same performance whilst consuming less energy. The least expensive option is to change the lift car lighting to LED and the shaft lighting as well.   • Tomorrow 8th March is International Women’s Day! Liftec Express are immensely proud of our company's values relating to equality, diversity and inclusion. We applaud Manchester’s Emmeline Pankhurst when 1903 she founded the Women's Social and Political Union (WSPU) in the UK. This subsequently became part of the international movement towards equality for women and is now celebrated each year as IWD on 8th March.   Although many of our employees will be at home over this weekend period, we still have female and male employees working from office locations and in the field to support our customers in responding to calls for assistance.   • Liftec Express are proud to undertake lift maintenance, repairs and modernisation work at some of the UK Government’s most sensitive and secure high-profile buildings.  The long-standing relationship we have with various government departments and authorities goes back several decades and is a testament to our commitment to reliable service and competitive pricing. A prerequisite of our work for the government is that we hold up-to-date detailed DBS security checks for all our staff who work at or visit any of the government buildings, including those of the MoD and various police forces.  For Liftec Express, this level of security checking is not unique to our work for the government. We apply this across our business for all employees prior to the commencement of working, and then routinely update our DBS security checks. Our engineers also must be discreet and practice high levels of confidentiality when working in high security and sensitive buildings.   • Over the past years, there has been a significant increase in data centres, and with the arrival of AI, even larger centres are being planned. Many of today’s data centres use multi-storey buildings, which will all require at least one passenger lift and potentially a goods lift as well, to help move heavy equipment to a server floor. In the case of equipment failure that requires heavy items to be moved to a server floor, a lift is essential to avoid periods of server downtime.   • Apart from the routine maintenance checks that lift engineers undertake when performing a maintenance visit, there are several mandatory and recommended safety inspections that are required to be carried out at specified times. The Safety Assessment Federation (SAFed) recommends that a lift undergo an annual LG1 supplementary test by a competent person unless it forms part of a maintenance agreement that is in place with the company maintaining the lift. SAFed LG1 recommendations are supplementary to the six monthly LOLER thorough examinations carried out by a competent person. A competent person must have sufficient experience to be judged as competent. The LG1 inspection could also be conducted by a lift specialist inspection company or your lift maintenance provider.  Since a revision to SAFed’s guidelines on the supplementary tests in 2022, the recommendations now include: fire recall of lifts, lifts used for the evacuation of disabled people and lifts for fire service use.   • Intelligent lift monitoring has been with us for several years, and with the advances in cloud computing – also referred to as IoT and AI, there has been an increase in the lift performance monitoring solutions available to building owners. The new cloud-based systems provide lift maintenance companies with real-time performance status of a customer’s lift or lifts. Because the information is instantly available, the maintenance company can see if the lift is developing a fault or has broken down. They can then react by potentially sending an engineer in advance of a fault or breakdown is reported by a customer. The information can also assist with lowering fault investigation time. Cloud-based AI can even learn a lift’s behaviour, showing deviations in performance, including floor leveling. An additional benefit to intelligent lift monitoring is that it records lift journeys. This is important if the number of lift journeys or door operations significantly increases, which may have a detrimental effect on a lift’s anticipated life expectancy.   • It is with profound sadness that I share the news of the passing of Darren Budden, our esteemed Service Director for the Southern and Northern regions of Liftec Express. Darren left an indelible mark on our company and industry, and his absence will be deeply felt by all who had the privilege of knowing him.   Darren joined our company in 2009 and quickly rose through the ranks, earning a series of promotions thanks to his dedication, leadership, strategic vision and steadfast commitment to health, safety, quality, and ethics.   Before joining the elevator industry, Darren served with honour and distinction in the British Army. He completed six operational tours of duty, including engagements in Northern Ireland, Bosnia, Kosovo, and Afghanistan. As a Regimental Sergeant Major, Darren demonstrated exemplary leadership and bravery, earning the Queen's Commendation for Bravery in 2004. Beyond his professional achievements, Darren was known for his warmth, compassion, and unwavering commitment to his team and clients. His legacy will continue to guide us as we move forward, and his contributions will not be forgotten.   Please join me in sending thoughts and condolences to Darren's wife, his children, and all of Darren’s family, friends and colleagues during this difficult time.   • The UK has a considerable number of theme parks operating in virtually every region of the country. For the parks that provide an outdoor experience for visitors, January and February provide the best opportunity to undertake any additional maintenance or changes to the facilities. Liftec Express are immensely proud of our work in the leisure sector and fully understand the importance of equipment, including lifts working safely for visitors to leisure facilities, theme parks and guests at hotels. Although theme parks don’t usually have medium-rise buildings, what they do have is a wide range of low-rise buildings up to three stories, which in some cases include on-site hotels.
