Regina Road Regeneration – Transforming Croydon 🏡 The Regina Road Regeneration is a priority project for Croydon Council and its first major directly delivered regeneration in recent years. With strong backing from senior Council members and the community, the scheme will replace 191 ageing homes with 340 modern, energy-efficient residences. Phase 1 will provide 225 affordable homes, a new nursery, and community space, with homes to follow in Phase 2. We’re pleased to be supporting Moat Homes on the Lenham development, a 68-home scheme delivered under a Section 106 agreement. Built by Vistry Group, the project will provide much-needed affordable housing in the Maidstone area, with 19 Shared Ownership and 49 Affordable Rent homes. Groundworks are now underway, with welfare site offices set to be established next month. With a two-year build programme, the project is on track for practical completion in 2027. Pellings is proud to be providing Employers Agent and Clerk of Works services, ensuring the successful delivery of high-quality homes for the local community. The Procurement Act 2023, which came into force yesterday, brings the biggest overhaul of public procurement in decades. With a focus on transparency, fair competition, and social value, the new rules aim to create a more accessible and accountable system. Key changes include: • A shift from MEAT to MAT, allowing greater emphasis on social and environmental impact. • Mandatory 30-day payment terms to support fairer supply chains. • Stronger performance monitoring, with KPIs required for contracts over £5m. • More SME opportunities, with large contracts expected to be broken into smaller lots. • A central digital platform to streamline the bidding process. • A requirement for consistent feedback on bids to improve transparency and learning. We recently joined Riverside and Bellway Homes to celebrate the topping out of the first new block at Geoffrey Close - a key milestone in this 441-home regeneration in Lambeth. Ling Wong, Associate Employer's Agent at Pellings, attended alongside MP Helen Hayes, Councillor Deepak Sardiwal, and residents to mark this exciting progress. Last week, Andy Tang attended the Education Estates SEND Conference, where conversations focused on how thoughtful, flexible design can better support SEND learners now and in the future. A key takeaway came from Mark Pratt, Lead DfE Design Advisor, who emphasised the importance of learning from past projects to refine school design. With demand for SEND places rising, it's essential that spaces are adaptable, allowing schools to meet evolving student needs. Funding is also a crucial factor. The government's £740m additional SEND investment, set for local allocation this spring, will play a key role in helping schools deliver the right environments for SEND learners.
