So far this year we have identified #reuse potential for over 200,000 tonnes of material, that’s heavy structural items such as steel, concrete (in some cases) and timber, together with components such as doors and flooring systems, and fixtures, fittings and furnishings. Reusing material can make a huge contribution to reducing the #embodied #carbon of new development. We calculate that we have identified embodied carbon savings of more than 15,000 tonnes already this year. That’s the carbon value of reusing materials within a scheme. There is also a significant associated saving through lower transport emissions, and often an accompanying social and heritage value of preserving valuable structures and materials. In addition to carbon savings, there are also significant potential cost savings. When we undertake a pre-demolition or pre-refurbishment audit we analyse and explore both on-site and offsite #reuse opportunities. We establish a reuse percentage, based on the amount of products (in tonnes) that can potentially be reused, and a reuse target which takes into account the practical issues of #deconstruction, storage and re-warranty. So far in 2024, the average reuse target for the projects we have worked on is around 20%, with a potential 200,000 tonnes of material identified for reuse. Some are as high as 50%-60% depending on the project, one or two even higher. This comprises large structural items such as steel beams and concrete floor systems, together with components such as cladding, windows, down to fixtures, fittings and furniture items, where present. We then work with the client and design team to refine these reuse opportunities looking at usage in the new scheme or across a client’s portfolio. In some cases we’re involved facilitating reuse (e.g. rehoming for nearby projects or for donation to other local worthy causes), or getting involved with further testing and investigation where that is required (e.g. brick reuse).

We have a client with a building in Bloomsbury, London WC1 who is looking to donate various items to local charities/community organisations before refurbishment works commence on 4th Nov. There are a small number of kitchen appliances, some ornamental lights, mirrors, some sink units and one or two other items. We’ve been working with Cleveland Steel & Tubes Ltd and other stakeholders in a project to decarbonise Dalton Industrial Estate in North Yorkshire. This includes the creation of a circular economy action plan encompassing improved waste segregation, industrial symbiosis to share products, centralised recycling facilities and the creation of a reuse hub. Over the last 12 months, we’ve completed detailed and comprehensive pre-demolition and pre-refurbishment audits on buildings of all shapes and sizes up and down the UK, including offices, schools, retail developments, industrial sites, an old cinema, townhouses and more! We’re working with clients, consultants, design teams & contractors to highlight #reuse opportunities and push #circularity to the forefront. Not everything works out but we’re making more and more progress, overcoming barriers and creating opportunities! We’re keen to find a way to share the data we’re gathering, creating benchmarks and indicators, also have information and ideas on quick wins, and ways of overcoming and addressing the more challenging deconstruction issues.
