Our teams in Birmingham, Bristol and London comprise chartered industry professionals including planners, surveyors, architects, urban designers and engineers. Always looking ahead, we launched Richborough Commercial in 2022 to answer demand from developers and occupiers for consented, build-ready Industrial & Logistics, employment, retail, and mixed-use development space in strategic locations.     We’re thrilled to have submitted a planning application for a desirable new neighbourhood on the north side of Croxley Green near Rickmansworth, Hertfordshire. Designed to an exceptionally high standard, our plans for the 100 acre site off Little Green Lane propose: 🏡 Up to 600 new homes including self-build and 50% affordable housing. 🏫 A new primary school and land for future expansion. 🛍️ A new local centre and civic space, including a medical centre, retail space and community hub. 🛝 Extensive new parkland including play areas, fitness routes, communal food growing and view corridors integrating views of existing woodland and the Grade II listed Durrants House. 🚲 Bus route and network of new walking and cycling routes to encourage healthy lifestyles and sustainable modes of travel. The centre of Croxley Green and Croxley tube station are both located just over a mile away whilst Watford Junction Station is located just under two miles away. Our outline masterplan has been shaped by extensive research and consultation and a multidisciplinary review by an independent Design Review Panel. A Design Code supports the application to set the quality benchmark and ensure that our vision is delivered by the appointed delivery partner.   • 🎉Welcome to Melissa Slaney-Smith, our new Senior Disposals Manager! Mel has been been appointed as our number of land disposals continues to grow exponentially. Mel previously worked for Spitfire Homes as Senior Land Manager, focusing on immediate land acquisitions. In her new role, Mel will support Jordan Gresham and Hannah Deverell with the disposal of land to residential and commercial development partners.   • 🏡We have submitted an outline planning application for up to 75 new market and affordable homes in Ellistown, Leicestershire. Our proposed plans for the land west of Midland Road will also include public open space and a children’s play area. Earlier this week Richborough Commercial announced it had submitted an outline planning application for land east of Midland Road for up to 314,000 sq. ft of employment space. Both proposed residential and commercial sites have been identified as draft allocations in North West Leicestershire District Council’s new Local Plan, identifying them sustainable and suitable for development. Anabel Christmas, Senior Regional Director at Richborough, said: “This will be a high-quality residential development with new recreation and open spaces to support active and healthy lifestyles. Kirren has an MA in Architecture from BCU and degree level experience from Lever Turner Cowdell, Chetwoods and STOAS. Kirren has hit the ground running working on a range of planning applications alongside Group Design Director Charlotte Lewis and Senior Urban Designer Neil Oxley.   Our in-house design team is seen as a key point of difference to other land promoters, ensuring schemes consistently achieve design quality and meet local planning requirements.   • ✅ Great news! Richborough Commercial has submitted an outline planning application for the development of a 23.4 acre site in Ellistown, north west Leicestershire. It has the potential to provide up to 29,160 sq metres (314,000 sq ft) of employment development floorspace within Use Classes B2 (general industrial) and B8 (storage or distribution) with ancillary E(g)(i) (business) floorspace, together with habitat creation landscaping and associated infrastructure. The site, located on Midland Road, Ellistown, is adjacent to Bardon Hill and is some 3.5 miles from Junction 22 of the M1.
