Lots of positive energy and importanttly for me there is a genuine feeling of one team with one mission - promote offsite manufacturing!     Day 2 of the Modular Building Institutes #WOMEUROPE24 started with a presentation from Edward J. from Homes England discussing his role at the agency, the current offsite climate in the UK and what's coming up. ### Key Challenges: 1. **Productivity Decline**: The construction sector is one of the least productive in the UK economy, with a declining trend. There is a notable labour shortage, currently estimated at 251,000 by 2028, representing a 12% increase from previous estimates. 2. **Sustainability Issues**: The construction sector produces one-third of the UK's waste, generating 100 million tonnes annually. Alarmingly, 25% of materials brought to construction sites are wasted. The government has committed to net-zero emissions by 2050, yet many new homes are not energy efficient. 3. **Quality Concerns**:There are prevalent gaps between the designed performance and the actual performance of homes, contributing to concerns about quality. 4. **Market Conditions**: Recent economic shifts have led to a 250% rise in mortgage rates and a 25% decrease in housing completions. There have also been a number of high profile insolvencies. 5. **Cultural and Regulatory Issues**: The construction market is described as having a 'race to the bottom' mentality, characterised by ignorance, poor regulation, and a lack of accountability. This environment complicates efforts to improve quality and safety in construction. 6. **Limited Use of Technology**: The construction sector lags in adopting technology, with productivity in construction narrowly beating sectors like hunting and fishing. This limited use of technology hampers efficiency and innovation. ### How Homes England is Supporting MMC: - **Supporting Housing Delivery**: Homes England is the UK Government's Housing and Regeneration Agency, aiming to facilitate the delivery of 50,000 homes per annum. Their interventions include unlocking land and providing loans to developers struggling to access traditional financing. - **Promoting MMC**: Homes England is committed to integrating MMC into their strategies, aiming to encourage the use of modern methods of construction as part of their approach to addressing the housing crisis. - **Financial Support**: They are working to partner with banks and promote lending to SMEs engaged in off-site construction, helping to alleviate some of the financial barriers faced by developers in this sector. - **Research and Evidence Building**: Homes England is investing in research to better understand the benefits of MMC, focusing on driving efficiency and quality in housing delivery.     We wrapped up Offsite Construction Week with a fantastic open day and factory tour on Friday at Sipco Ltd, where we showcased M-Dock at our test house. It was really encouraging to see a positive reception of M-Dock and SIP panel technology from professionals across the built environment. Thank you to everyone who attended.
