As the new homes sector eagerly awaits the Government’s response to the Future Homes Standard (FHS) consultation, it’s worth keeping in mind that this is only part of the picture. The scope of the FHS is operational carbon emissions from the homes in use; however, we know that to address the net zero challenge the sector also needs to reduce the embodied and life-cycle emissions of these new buildings. It is therefore important to understand the implications of design decisions for the whole life cycle of the buildings and develop the reference points to help guide these decisions. That’s why we’re pleased to share the publication of our latest report, "Embodied and Whole Life Carbon of Future Homes Standard Options." This report delves into the embodied carbon impact of new homes, helping homebuilders and designers to understand and reduce their whole life carbon impact, as they consider options for updating their house types to meet the Future Homes Standard. Read the full report here: https://lnkd.in/eQf-kZm7 - Approach: A Hub working group analysed three fabric and services specification options across three common dwelling archetypes (end-terrace, mid-terrace, and detached houses). Embodied carbon modelling was carried out using One Click LCA, and operational carbon using SAP 10.2. - FHS implications: Upfront and whole life embodied carbon impacts of fabric specification options currently being considered by homebuilders are broadly similar. - No ‘silver bullet’ solution: Reducing embodied carbon requires a multifaceted approach. Homebuilders must explore opportunities to both improve the design of homes and also to procure low carbon construction products. - Tool comparison and validation: As part of the study, the Hub’s Future Homes Carbon Assessment Tool, which estimates whole life carbon impacts based on a simplified elemental approach, was tested against a commercial tool, in this instance One Click LCA. The comparison demonstrated good alignment for fabric aspects, offering a simplified entry point for smaller developers or those without the resource to do detailed modelling.
