As part of our broader strategy, we’ll begin a rolling refurbishment and asset management programme, anticipating capital market recovery for best-in-class, highly amenitised regional office assets over the next five years. After a bumper growth year for our #PBSA strategy, it’s the cherry on top to be shortlisted as Investor of the Year in the Property Week Student Accommodation Awards. 🎉 Between July 2023 and June 2024 alone, we secured: > planning permission on more than 1,250 student beds in Loughborough and Leeds > submitted a planning application on 623 further student beds, alongside 77 affordable homes, in Wood Green in London (which we’ve since been granted 🥳) >acquired three further office, retail and residential development opportunities across the country with the potential to turn them into PBSA if that’s the right decision for the community And, of course, much of this is in firm collaboration with our joint venture partners, Fusion Group, as well as our partners at Alchemy Partners LLP. Within five minutes of Deansgate station, 10-12 Whitworth Street West currently has consent for a 35-storey building consisting of 327 private residential apartments – yet has been sitting empty for years. We believe our experience in investing in the living sector and unlocking complex city centre regeneration projects is going to change that. We’re now looking forward to working closely with Manchester City Council and the community as a whole to transform this vacant site into new homes and a contributing part of Manchester’s economy. Working with our long-standing partners, Fusion Group, we’re delighted to have secured planning permission for a new site in Wood Green. The site, which will transform a vacant former bingo hall and car park on Lordship Lane, will provide 636 student bedrooms and 78 affordable homes, 52 of which will be social rent, with a further 26 shared-ownership apartments. The scheme aims to create sustainable accommodation and homes that meets the area’s huge need for student accommodation and affordable housing. This development adds to our strong portfolio of bed-led city centre regeneration sites, and we look forward to working with our partners at Fusion Group and Haringey Council as we move forward with our plans for the future of this exciting scheme. “Labour’s manifesto was surprisingly quiet on how it would deal with the problems facing the student space… the higher education sector will be looking urgently for clarity – and delivery – to ensure we can continue to maintain and grow the UK’s reputation as the best place in the world to study.” Tri7’s Daniel Green spoke to Akanksha Soni at EG on what the Labour victory in the #GeneralElecton means for the #PBSA sector. While Labour’s clear majority provides stability that will give investors more confidence, which should be welcomed by all, there are certain things the sector needs to ensure we can continue to deliver on behalf of students and partners. That includes measures to improve universities’ financial stability, a recognition of the importance of international students to our social and economic fabric, and support for public and private sector partnerships that encourage side-by-side delivery of PBSA and affordable housing (such as we’ve proposed alongside Fusion Group at Wood Green, London).
