    🚀Launching our #BehindEveryDoor movement. Join us today. Behind every door, in student accommodation across the UK, everyone has their own mental health journey. Behind every door, there is a story. We’re absolutely thrilled to announce the launch of our #BehindEveryDoor movement in collaboration with Chasing the Stigma, sparking a change in the way the student accommodation and higher education sectors deliver student mental health support. In 2022, we partnered with Chasing the Stigma to launch their Hub of Hope app within our properties, as part of our #BehindEveryDoor campaign. Three years later, we’re calling on colleagues in the student accommodation and higher education sectors to pledge their support to our movement, to ensure mental health support is available to every student, behind every door, everywhere.  Colleagues and peers from Greystar's Chapter and Canvas Student, Yugo, LUNA Students and Fusion Group have pledged their support and committed to #BehindEveryDoor, promising to make student mental health support more accessible and visible by introducing Chasing the Stigma’s Hub of Hope within their properties. By joining the movement, we’re taking a vital step in removing barriers to mental health, fostering open conversations, and ensuring every student has the support they need during their academic journey. To experience firsthand how different markets are evolving and to bring back fresh inspiration that challenges how we think about design, operations, and the future of living. Kathryn Nesbitt, Ben Henry and Laura Kurt sending a huge thank you to Yugo Austin and Related Argent New York for their time, insights, and hospitality - it’s always invaluable to collaborate with industry leaders pushing boundaries. A few key takeaways that stood out: ✅ Less is more – The best spaces focused on doing fewer things but doing them exceptionally well (think: standout study and fitness experiences). ✅ Wellbeing woven into daily life – From hydration stations on every floor to immersive fitness design, health wasn’t just a feature - it was a lifestyle. The Stanley cup obsession is going nowhere soon! ✅ Reimagining communal spaces – Bigger corridors, no traditional reception desks, integrated study nooks, and tiered seating all contributed to a sense of openness and connection. The US markets really understand how to take advantage of all that space. ✅ Future-proofing – Self-driving cars and robot delivery services are already here. The way people move, live, and interact with buildings is changing fast - thoughtful design must anticipate this shift. At Fusion, we believe in creating spaces that don’t just look good but truly enhance the way people live.     As 2024 comes to an end, Fusion Group is proud to reflect on a transformative year. From expanding our pipeline to relaunching our Operating Platform, we’re positioning ourselves for significant growth in the coming years. This year, we’ve set ambitious goals: scaling up to deliver 2,500 new beds annually, preparing for international expansion, and broadening our reach into co-living and other living sectors. At the heart of it all is our incredible team and our shared commitment to creating vibrant, sustainable communities that revitalise city centres and set new standards in the living sector. The appointment of Daniel Harris as our Chief Investment Officer earlier this year has been instrumental in shaping our growth strategy.   • As 2024 draws to a close, we’re taking a moment to reflect on an extraordinary year at Fusion - a year defined by incredible achievements, exciting milestones, and, most importantly, the amazing people who make it all possible. This year, we’ve pushed boundaries and paved our new way in the Living Sector, building a fantastic pipeline and securing planning for exciting projects in Leeds, Wood Green, Cardiff, Glasgow, and Loughborough. We also celebrated the topping out of two incredible schemes at Brent Cross Town and Nottingham - setting the stage for the future of student living. But Fusion is about more than projects. It's about people - our team, our partners, and our community. Here’s a glimpse into the moments and achievements that made this year unforgettable... ✨ Fusion Group Team: Together, we raised more than £120,000 for fantastic causes, conquering the Yorkshire Three Peaks and Everest Base Camp. ✨ Brodie Berman: Highly commended as PBSA Young Personality of the Year at the Property Week Awards. ✨ Laura Kurt: Finalist for the Inspiring Women in Property Awards. ✨ Ben Henry: Awarded the Rising Star accolade at the Young Norwood Property Awards. ✨ Lee Goldberg and Pascal Hardy: Lee passed his RICS qualification exams (congratulations!), and Pascal is on track to follow suit next year! ✨ Robert Bluestone: Achieved his AAT Level 4 qualification and is now on the path to CIMA. We all know he’ll get there - one step closer to his goals every day! ✨ Paul, Graham, and Laura Harris: Celebrating over a decade of dedication to Fusion. Outside of work, we’ve had even more reasons to celebrate: 🎉 Welcoming new Fusion babies into the world (Brodie and Mike - huge congratulations!). 🎉 Special birthdays: Nigel and Gideon’s 60ths and Graham’s 40th.   • We're proud to see our Senior Acquisitions Associate, Brodie Berman, contributing to the StuRents Student Accommodation Annual Report 2024 - a fantastic analysis of the student housing sector. Alongside Brodie's insight into the ways we've adapted as a business to grow our pipeline of beds and our view of the year ahead, the report has some interesting data that the sector should understand: Key insights include: 📉 Occupancy dipped to 91.7%, with significant variations across cities. 📈 The PBSA pipeline is increasingly concentrated, with Bristol, Manchester, and Nottingham leading the charge. 🏙️ 45% of the current pipeline comprises studio apartments. 🏫 An estimated 330k additional PBSA beds are needed to meet demand. 💬 The market remains resilient, but affordability concerns and demand volatility are creating challenges in some areas. Class Conference Highlights: Julian, Brodie, Ben, and Laura headed to The Class Foundation conference in Manchester, where they reconnected with old friends and met new faces across the PBSA sector. The team returned buzzing with fresh ideas and inspiration to take Fusion even further. Kelly-anne Watson, Frank Uffen and Mellissa Goff - you smashed it!! Urban Living Webinar: Daniel Harris joined the panel for “Kickstarting Investing in the Living Sector” on the Urban Living webinar. Daniel’s insights sparked a great discussion on the evolving landscape of the sector, with Fusion playing an active role in what’s next. Partnership with JLL: Fusion has appointed JLL to find a funding partner to come on board for the next phase of our UK sites.
