Congratulations to BioMed Realty’s Boston-Cambridge and ESG teams on our Company being selected as one of the Mass Save Climate Leaders! This recognition honors 19 entities for their climate leadership through significant investments in energy efficiency and their ongoing sustainability efforts to curb energy use. The 2024 Mass Save Climate Leaders represent a range of industries and sectors including real estate, museums, grocery, education, healthcare, hospitality, municipalities, and more. Each honoree has shown a deep commitment to addressing the climate crisis by taking significant measures toward a sustainable future through energy efficient upgrades.  A notable example within BioMed Realty’s Boston-Cambridge portfolio is The Center for Life Science Boston, a 700,000 square foot research center that is LEED Gold certified. The Company reduced energy consumption at this location by nearly 1,500,000 kWh annually through an extensive chiller plant optimization project, as well as by implementing cutting edge SmartStack Technology to reduce laboratory exhaust airflow. Other SmartStack upgrades have been leveraged across our portfolio, as well as new large-scale heat pump technology, exemplifying the Company’s ongoing commitment to state-of-the-art energy efficient upgrades. Another featured property is 301 Binney Street located in Cambridge, MA, in which BioMed Realty achieved an impressive 500,000 kWh in annual savings through chiller plant optimization. Congratulations to the BioMed Realty UK team and the entire project team on the Portway Building redevelopment being shortlisted for recognition in the RICS National Awards 2024, Commercial Development category! The 97,000 square feet Portway Building occupies a prominent site at Granta Park in Cambridge, UK, and it features Bicycle Therapeutics and Altos Labs as tenants. The property is configured in three wings and it includes a reception lobby and winter garden. The full-building renovation included modernization of its lab and office space, and the improvements also enabled a reduction of its environmental footprint. BioMed Realty’s Bill Kane, President, East Coast & UK Markets, recently interviewed with Steve Adams of Banker & Tradesman to discuss the Boston-Cambridge life science real estate market, recent milestones at the 585 Kendall development, and the highly-nuanced relocation of the Gas Transfer Station last year. In talking about the construction at 585 Kendall, Bill said: “We were talking about building a 600,000-square-foot lab building in an area where we have other facilities in close proximity. We like to build microclusters so tenants can ebb and flow, and that led to Takeda Pharmaceuticals leasing the whole building. We needed a certain footprint, and we controlled one parcel but we did not control the Eversource parcel. “Our local head of development, Salvatore Zinno, effectively ran the process and convened community stakeholders, and people knew he was true to his word. As of now, we’re finalizing the large concrete core of 585 Kendall, and it’s starting to reach the penthouse level of the lab building. This is my favorite part of the project. A second tower crane is going to be visible from all parts of Boston and Cambridge, and raising structural steel, so you get to see the physicality of the building on a weekly basis.” Several members of BioMed Realty's Boston-Cambridge team at 585 Kendall (left to right): - Salvatore Zinno, Senior Vice President, Development - Carlye Murphy, Senior Vice President, Assistant General Counsel - Isabel Acuna, Director, Development - Bill Kane, President, East Coast & UK Markets
