    Cushman & Wakefield announced the arrangement of the $54,600,000 million sale of Osceola Logistics Center, a property with two newly delivered distribution facilities totaling 280,800 square feet in Kissimmee, Florida. 📍 The property was sold by InLight Real Estate Partners and Black Salmon Capital, who developed the project in 2024 and were represented by Cushman & Wakefield in the lease up during construction. Osceola Logistics Center was fully leased at the time of sale by a supply chain services company in the grocery and food service space. “Black Salmon continues to pursue investment in the industrial property sector due to strong fundamentals and tailwinds supporting a long-term investment strategy,” said Jorge Escobar, managing partner and co-CEO of Black Salmon. “Our latest investments are representative of the type of industrial assets we target and how we intend to grow our diversified portfolio for our investors.” 🎯   “We have been focused on markets where we have high conviction and developing industrial product that is most desired by users in their respective markets. One of the world’s top #HedgeFunds, Elliott Management, is expanding its portfolio with a $450M purchase of a Miami office tower, according to Bloomberg News. Following the relocation of its headquarters to downtown West Palm Beach, Elliott is capitalizing on #opportunities throughout the region by providing significant funding, including a $565M loan for a new office tower and $527M in construction financing for a luxury residential condominium, both located in Brickell, #Miami. With each new #investment, Miami's reputation as a thriving financial and real estate hub grows stronger, and we remain firm believers in the continued #prosperity of our region.

    Let’s dive a bit into the U.S. #industrial market, which remains resilient with strong demand and rental rate growth. Here are a few key takeaways from the latest Cushman & Wakefield report for Q2 2024: ● High demand in key areas: Net absorption surged to 46.3 million square feet, driven by high demand in major markets. ● Less construction underway: Construction has slowed down a bit, with a 14% drop in #projects. Currently, 343 million square feet are being built, which might mean less available space in the future. 🏗 ● Vacancy rates up: Vacancies rose to 6.1%, the highest in nearly nine years, but still below pre-pandemic levels and considered a healthy rate for the market. ● Moderate rent growth: Rent growth has eased, increasing by 3.7% year-over-year. This is the slowest growth since 2020, with a similar trend expected for the next couple of years. ● Strong leasing activity: #Leasing is strong, with more deals being signed than before the pandemic, including several large ones. 🤝 ● Preference for modern spaces: Tenants are leaning towards newer, more efficient spaces, keeping demand for modern properties high.
