Call to Action: Support the Affordable Denver Fund A dedication to sustainability involves considering how communities, and thereby homeowners, can actually afford to live in their homes and to maintain them. Ownership is out of reach for some members of our community, a reality that we have little control over but often discuss as we manage so many communities here in Denver proper. CAP is thankful to work with a few communities like the Burrell, which are formal affordable developments. We are proud to support Ballot Measure 2R, a 0.5% sales tax increase on some purchases, which would help our city to address this critical issue. Community in Focus: The Prado is a long time landmark of the Golden Triangle neighborhood and in 2002 at its construction, was a testament of things to come. In the decades since, other multistory communities have cropped up around it, with several more high-rises currently in various phases of construction nearby. This year, the community will complete an extensive and complicated re-siding project as it looks to responsibly stay ahead of important reserve plans.

Is your HOA: Located in Denver? Have a single building 25,000 square feet? If so, your HOA is part of "Energize Denver." This municipal initiative sets ambitious targets for energy reduction in buildings across the city, aiming to lower utility costs and environmental impact for buildings. That all sounds good, but we're sensitive to the fact that HOAs are often running a tight budget. Our clients are navigating real financial challenges like rising insurance premiums and the ongoing need to fund reserves while keeping assessments manageable for owners. We often speak with HOAs exploring our service who are, understandably, unfamiliar with the ordinance. Others are aware we need to report to the city annually, but unaware that we have efficiency thresholds that have to be met in the coming years. In other words, it is a two-part compliance process that requires regular reporting and deliberate future planning. In difficult, unsure times, we remember that we are all part of a community. HOAs, neighborhoods, municipalities, counties, states, a country. "Social capital" is a positive, direct product of human interaction, intentional community-building, and a deliberate, structured approach. Applying this within an HOA can realize a sense of purpose and togetherness. When people have trust in their community members, they more easily overcome conflict and move to solutions more quickly. When people feel involved in community projects, they are less likely to oppose to them or feel deterred by delays and high cost. We've worked with the University of Colorado to define six pillars of community well being in associations as part of our greater commitment to HOA sustainability at large. Summer is here, and with it, management of landscaping and irrigation. But the landscaping "landscape" is changing fast in Colorado. Just this year, the State voted to outright prohibit future planting or placement of non-functional grasses like Kentucky Bluegrass in commercial installations. We are, to be fair, in a water crisis in the West, with dwindling aquifers and a western basin where insufficient water is fought over by multiple parties. Water is becoming increasingly scarce in Colorado and it's important to conserve this limited resource while we can. One of the ways we can do this is by removing turf lawns and transitioning to a water- wise lawn that requires less water and is able to withstand future drought - and looks great, in the process! We've recently launched a summary page on our website outlining what water-wise landscaping is, and reducing some of the stigma around the "rock and cacti" stereotype.
