Keep an eye on this. 📉 According to the Chandan Economics Independent Landlord Rental Performance Report, on-time rental payment rates fell to 85.0% in January 2025, marking the lowest since April 2021. New leadership in Washington, D.C., will bring change to federal affordable housing policy. Following steady progress under the last administration, a new administration is set to change course to a market-based approach to addressing a persistent nationwide gap in affordable rental units. Arbor’s latest Affordable Housing Trends Report provides investors with key insight into and analysis of the state of the market at a pivotal time. Key Findings: 💡 The direction of federal affordable housing policy is yet to be determined as new leadership is set to assume control in Washington, D.C. in January 2025. 💡 California voters rejected a ballot measure in the November 2024 election that would have implemented statewide rent controls. 💡 The Republican Party’s full-year 2025 budget proposal shows that the incoming administration is in favor of expanding the Housing Choice Voucher program. 💡 Annual affordable housing completions have been forecasted to peak next year at more than 70,000 units and then drop considerably over the next several years. Quality multifamily opportunities are emerging nationwide, giving rise to an overall sense of optimism. Arbor’s latest Top Markets for Multifamily Investment Report spotlights metropolitan markets that investors who are ready to deploy capital need to have on their radars. Key Findings Nashville is 2024’s top metropolitan market for multifamily investment due to its solid performance fundamentals, robust population growth, and rapidly growing technology, healthcare, and tourism sectors. Affordable Midwestern markets performed strongly in this year’s rankings, while many of the nation’s largest cities finished lower. Austin and Phoenix finished second and third, respectively — underscoring that structural strengths can outweigh short-term housing supply imbalances. This is not talked about enough. The share of 25-year-olds in the U.S. who are invested in income-producing asset classes is just 3.8% (!!!). Look at how this has changed over time: 1980: 18.3% 1990: 15.7% 2000: 9.8% 2023: 3.8% So, what in tarnation is going on here? My guess — it's a combination of two things. First, several recent financial market crises (1989, 2000, 2008, & 2020) seem to be discouraging young, would-be investors. Over the past two-plus decades, there were noticeable dips after the Dot-Com Crash and the Global Financial Crisis. The second is the proliferation of alternative investments — and alternative "investments." Crypto and NFTs are one bucket attracting young investors; the other is sports and political betting. According to a Fairleigh Dickinson University study published in 2024, 45% of men under 30 exhibit at least one problematic behavior related to gambling. For all the time we spend analyzing why Millennials and Gen Z are falling behind Gen X and Baby Boomers, I don't think there has been enough robust discussion about how traditional channels of wealth creation are being passed up for speculative alternatives.
