    Mayor Gary Christenson and Malden’s Affordable Housing Trust Fund Board recently awarded funds towards a housing project at Overlook Ridge that will bring 79 units of affordable apartments for households 55 and older. This project is the first of three mixed-income housing developments WinnDevelopment proposes to construct at Overlook Ridge. The project at Lot 13B at Overlook Ridge was awarded $349,166.52 from Malden’s Affordable Housing Trust Fund during their February meeting. The Trust awarded funds it received through its ongoing partnership with the Community Preservation Committee (CPC), which provides funds for affordable housing to the Trust each year. The 13B project is a mixed-income, senior rental project for heads of household fifty-five and above. The project is being carried out by WinnDevelopment as part of the master redevelopment of the former Rowe’s Quarry, also known as Overlook Ridge. Ninety-nine age-restricted one- and two-bedroom units will be constructed in total, including 61 units restricted to those making up to 60% of the Area Median Income (AMI), 18 units restricted to those making up to 30% AMI, and 20 units at market rate. “The City has worked tirelessly to address the need for affordable housing opportunities for Malden residents, including our seniors and their families. This project is the first of three parts of a once in a generation opportunity to build hundreds of units of affordable housing that will help our residents through the housing crisis,” said Mayor Gary Christenson. “I’m grateful to Councillor Jadeane Sica, the Community Preservation Committee, WinnDevelopment, and City staff for their commitment to this important project.” “This project will bring much-needed affordable housing for seniors to Ward 8, helping our residents age in place,” said Ward 8 City Councillor Jadeane Sica. “I’m proud to support this project and future phases, which together will bring a range of affordable housing options to the neighborhood.” “I am thrilled that the Community Preservation Act funds will directly address the City’s need for affordable, senior housing by helping our elder residents remain in Malden,” said CPC Chair Rachael Running. “This is the second affordable housing project awarded funding as a result of the CPC’s ongoing partnership with the Trust, and we are eager to continue this partnership to help make Malden a more affordable community where our residents can put down roots, grow and thrive.” Construction on the project is expected to begin in early 2026, with new residents anticipated in late 2027.     🌿 MYSTIC RIVER GREEN ROOF🌿 We are celebrating another green roof tenth anniversary this year with the Avigilon Offices at Assembly Row! Assembly Row is a mixed-use neighborhood at a former brownfield site on the Mystic River, featuring restaurants, shopping, offices, research and development space, cinema, residential living, and public green space. Recover installed nine separate garden areas on three rooftop plazas overlooking the Mystic River and an expansive waterfront park, creating a unique urban office escape. Perennial grasses, lilies, and dogwoods watered with an automated smart irrigation system create a serene aesthetic of grasses blowing in the wind. Pedestrian walkways are separated from gardens by custom precast curbing set on concrete footings, allowing free flow of surface water in all directions. Built-on-site seatwalls capped with floating cedar slats create natural gathering spaces on the roof, and integrated lighting provides an inviting ambiance day or night.     We are excited to announce that our proposed project at 331 Concord Ave in Lexington has received Site Plan Approval from the Lexington Planning Board for the construction of 200 new residential units. This project will provide much needed multifamily housing to the Greater Boston area under Lexington's approved MBTA Communities Village Overlay District Zoning. In addition to housing, this development will include a new commercial space, a publicly accessible plaza, gazebo and play area along Concord Ave, significant improvements to stormwater management systems in the area, and a variety of residential amenities.   We'd like to thank the Town of Lexington and neighborhood stakeholders for closely collaborating with the project team to provide a new and diverse housing product to the region and look forward to continuing our work together through design, construction and beyond.   • Principals James Heroux and Sean Sanger and Designers Madison Aronow and Fernando Sousa were honored to be on-hand for the unveiling of The Bear - a monumental sculpture commemorating the 100th anniversary of the Boston Bruins – with Bruins’ legend Bobby Orr, Captain Brad Marchand, Governor Maura Healey, and Mayor Michelle Wu. Created by artist Harry Weber, The Bear stands 6 feet tall, is 10 feel long, and weighs more than 3,500 pounds. The Copley Wolff team designed the custom plinth and improvements to the surrounding Portal Park, directly adjacent to TD Garden. This project is the latest chapter Copley Wolff’s relationship with TD Garden, having served as landscape architects for the complexes major renovation completed in 2019.     Another Boynton Yards milestone yesterday as we cut the ribbon on our second lab building 808 Windsor and first dedicated civic space, Boynton Yards Park.
