This summer, we were fortunate to have two outstanding interns join our Boston office: Karim Abouelnagga + Maxwell Vaughan. The two were able to gain experience in structural design, dive deep into Revit modeling, join in on various site visits, participate in H+O university, battle each other in countless ping pong games, and more! Not only did Karim and Max showcase exceptional work ethic and a contagious enthusiasm to learn, they consistently strove to make valuable contributions to their engineering teams, and went above and beyond to assist on projects they were involved in. We're incredibly thankful for all the value they've added to the H+O team! Reduce composite steel podium tonnage = +/- $510,000... A close contractor partner of H+O asked for a second look at a 156k GSF, 5-on-1 Type IIIA wood frame over a composite steel podium level for a new market rate multifamily development. From their data, the structure costs seemed to be expensive....they were right. Here’s what we uncovered: ➕ Reduce composite steel podium tonnage = +/- $510,000 ➕ Remove unnecessary slab edge details = +/- $115,000 ➕ Reduce footings, piers and lowest level slab thickness = +/-$90,000 ➕ Reduce wood studs, shear walls, hold downs and omit double sheathed shear walls = +/- $380,000 ➕ Reduce wood truss spans = +/- $280,000 Total potential savings exceeded $1,375,000 🤯 These changes would have reduced hard costs by more than 2%. The reality is small, seemingly insignificant design decisions greatly impact the bottom line. We are excited to relay a successful zoning approval process for the sites located at 192-194 Worcester Street in Wellesley! Our team worked closely with our clients, Encore Properties, and the Town of Wellesley to transform two “Business” districts and a “Single Residence A” parcel into a vibrant multifamily community. The entitlement process utilizes the “Residential Incentive Overlay” zoning code to rezone this land and allow a new “by-right” use to bring much-needed single-level condominium housing to this neighborhood. The proposed 68,000 square foot L-shaped buildings span over a single continuous underground garage and will provide over 16,000 square feet of enhanced open space throughout the development. Big addition to downtown Dover!
Cochecho is an innovative mixed-use development set to significantly expand the downtown fabric of Dover, New Hampshire. This project comprises six standalone buildings and a cluster of townhouses, seamlessly blending various architectural styles that reflect Dover’s rich heritage while paving the way for future growth. Embarc has worked closely with our client, Cathartes, and the City of Dover throughout the permitting phase, meticulously crafting a master plan that prioritizes livability and leverages the natural beauty of the riverfront site. Currently under construction, Cochecho spans 300,000 square feet on a 12-acre site. This new neighborhood will feature 415 residential units, including 45 condominiums, 346 apartments, and 24 townhouses. The development will include an engaging 30,000 square feet of retail space, further enhancing the vibrancy and appeal of the area. 11 E Lenox is the first ground-up commercial Mass Timber building in Boston. BREC is proud to be part of a team that accomplished a feat of engineering and is setting the standards for sustainability in the City. (Haycon, Monte French & H+O Structural Engineering) The building is estimated to be 81% more efficient than a conventional equivalent, and has been showcased by the BDPA for climate resiliency. It is Passive House - Phius - Certified, and was awarded the “Technical and Environmental Impact Advancement Commendation” by the Boston Society for Architecture.
