Dominium employees from our Southeast office recently participated in two key events at Morehouse College, a prestigious Historically Black College and University (HBCU) in Atlanta, aimed at promoting diversity in the real estate industry. Dominium was invited to the inaugural Morehouse College Division of Business Administration & Economics CO-OP and Internship Fair, a private event for real estate and finance students. Isreal Laviene, a Morehouse senior and Dominium Capital Markets intern, shared his valuable internship experiences, emphasizing the impactful opportunities he gained at Dominium. Additionally, Dominium participated in the annual Atlanta University Center Consortium, Inc. (ACC) Career Fair, where employees, including Campus Recruiter Bishara D., connected with over 2,000 students from Clark Atlanta University, Morehouse College, and Spelman College. Southeast Development Analysts Khalid El-Shabazz and Adria Hollis also engaged with students, discussing their roles at Dominium and sharing insights into our company’s mission and impact. We are pleased to announce the successful closing of Anchor at Gulf Harbors, located at 5430 Jackstay Road in New Port Richey, Florida. Anchor at Gulf Harbors will provide 388 high quality senior homes for the City of New Port Richey. This project will be constructed by WD Construction, a joint venture between Weis Builders and Dominium Construction and Architectural Services. The project was designed with preservation, placemaking and thoughtfulness by preserving more than 8 acres of natural Florida wetland habitat. This community also marks Dominium’s first ever new construction development within the Tampa MSA. This project would not have been possible without the support of our development partners. The financing includes a permanent mortgage provided by Freddie Mac, serviced by Grandbridge Real Estate Capital, a taxable equity bridge loan provided by Truist, a tax-exempt construction loan originated by Deutsche Bank, an allocation of SHIP funds from Pasco County Housing Finance Authority, and an equity investment in the 4% federal Low-Income Housing Tax Credits by Truist Community Capital. Additionally, we would like to thank the Florida Housing Finance Corporation for their determination of Low-Income Housing Tax Credits, Pasco County Housing Authority for their allocation of tax-exempt private activity bonds and the City of New Port Richey for their ongoing support and cooperation of the development. Additional development partners include RBC Capital Markets, Barbara L. I am pleased to announce that Katessa Archer has been promoted to Project Partner in Dominium’s Southeast Region. Katessa started with Dominium as an intern in September of 2018, and progressed through a series of roles in which she continued to take on greater responsibilities while delivering outstanding results. Through the course of her Dominium career, she has overseen nearly $1 billion in project budgets, managing project lifecycles, and optimizing tax credit utilization for affordable housing developments in Arizona, Florida, Georgia, and South Carolina. She also serves on the board of directors for Women's Affordable Housing Network (WAHN). Katessa’s intellectual curiosity, tireless work ethic, and commitment to helping others make her a model for employees across Dominium to follow. I’m grateful for her many contributions and look forward to seeing the tremendous impact she will make going forward. Through Dominium’s Pro Bono Program under our Dominium Gives umbrella, we provide development services to nonprofits making meaningful change in their communities. Today, we are thrilled to announce the closing of the first phase of Renaissance Hall, in partnership with Rural Neighborhoods, a Florida nonprofit with over 30 years of experience in affordable housing. Recognizing a growing need, especially post-COVID, Collier County Government and three local foundations - The Richard Schulze Family Foundation, The Moorings Park Foundation and The Collier Community Foundation – came together to support housing for essential workers. These individuals keep the Naples economy running but often earn too much to qualify for affordable housing and not enough for market rates. They are often called “the missing middle.” This $94.6 million first phase of Renaissance Hall will deliver 252 units of “missing middle” housing. This project is only possible thanks to land from Collier County and the foundations’ early $10 million commitment. With additional funding from federal, state and local sources, and a HUD 221(d)(4) loan arranged by Prudential Global Investment Management, Inc.. Phase II will add 100 units of senior housing – bringing the total project to 352 units. We want to thank all our development partners for their assistance with this project: Rural Neighborhoods, DeAngelis Diamond, Collier County Government, Prudential Global Investment Management, Inc., RE Chisholm Architects, Inc., GradyMinor, Nelson Mullins, Kutak Rock, Colliers Securities, Ballard Spahr LLP and Fidelity National Financial. This is Dominium’s largest pro-bono project to date, and we couldn’t be more proud and grateful for the opportunity to contribute to the Naples community. We are thrilled to announce the successful acquisition of Cholla Ranch, a 180-unit property located in Buckeye, Arizona. Cholla Ranch was constructed in 2001 and financed under the 9% low-income housing tax credit program, with 124 units operating as affordable and 56 market-rate units. Upon resyndicating in the spring of 2025, the property will undergo a $7.2M renovation, with Dominium Construction & Architectural Services (DCAS) acting as both the general contractor and architect. Dominium will also set the market-rate units at 70% AMI and manage this property as fully affordable. Upgrades will include extensive work to the clubhouse, outdoor amenity space, and unit interiors. This project would not have been possible without the support of our development partners. The acquisition debt financing was provided by Merchants Capital, a valued partner of Dominium. In addition, we’d like to thank DCAS, Winthrop & Weinstine, P.A., and the Arizona Department of Housing. Finally, we’d like to congratulate and thank all Dominium team members who played a role in making this transaction a reality: Mark Lambing, Rodrigo Dorador, Jacob Berger, Nash Chute, Kai P. and Retivia Stevens. On Monday, October 7, Dominium’s Diversity, Equity & Inclusion (DEI) Committee hosted a special virtual panel in honor of Hispanic Heritage Month, which runs from September 15 to October 15. The 30-minute event was moderated by Vice President of Human Resources Kelina Willis, SHRM-CP, PHR, MHRM and featured panelists Development Associate Rodrigo Dorador and Regional Manager Josue Cordero-Vallejo.
