Ashon Nesbitt’s Florida Housing Coalition is enhancing affordable housing by integrating climate-resilient construction and designs with the Community Land Trust (CLT) model and promoting “missing middle” housing, such as duplexes and triplexes. Through its CLT Certification Program, the coalition standardizes the operations of CLTs across Florida, boosting CLT credibility and lender appeal. This approach ensures long-term affordability and climate resilience in communities. Ashon is a Featured Innovator in the Valuing Homes in Black Communities Challenge, from Economic Architecture and the Brookings Institution. Junia Howell, Founder of eruka, connects current location-based home appraisal methods to the desire to link a property’s value to the racial composition of the surrounding neighborhood. Although the specific processes have changed over time, she says, neighborhood racial composition remains central to appraisal methodologies. Junia and her team have created a revised appraising methodology and are introducing a new approach and associated mobile application, eppraiser, which scans properties and uses big data to derive the remaining lifespan of each construction component (e.g., windows, water heaters, and flooring).
