    We are excited to announce the launch of our "Helping Hands" Rental and Clean-up Program at Evoke Capital, starting this month. Recognizing the challenges many face, we’ve developed this program to ensure that our residents can maintain their homes and stay in their communities without undue stress. Through “Helping Hands,” we provide rental discounts for those struggling to make ends meet and assist with exterior repairs for residents who need a bit of extra help. By offering this support, we can create a more stable and supportive environment for everyone in our communities. This is a win/win for both our investors and our tenants, as it will enhance community retention and satisfaction, ultimately increasing the value of our properties and ensuring consistent returns.

    We are proud to announce that we have officially closed on Swan Lake MHC! This marks another major milestone for Evoke Capital, with a $18.75 million acquisition, expanding our portfolio 16% to a total of 2,150. Our team has been working diligently on the property even before the closing, and investors in Fund 2 have already gotten close to $500k in instant equity. A heartfelt thank you to our investors for your repeated trust and commitment.     It’s no secret that Texas has seen an influx of residents in the past few years, more than DOUBLING the rest of the nation’s population growth rate at 16%. The rapid urban expansion in Texas has led to the displacement of those living in mobile home communities, due to prime land being targeted for redevelopment. This impacts approximately 2 million Texans (6.45% of the population). Community stability is one of the selling points for us as investors - the sticky tenant base that MHC’s provide translates to predictable, and consistent, income. The story of families in South Austin, who lost their homes due to park closures, serves as a good reminder of the human element behind each investment decision.     We're very happy to announce our first acquisition in Evoke Capital Fund 2 after searching for nearly 10 months: Swan Lake Mobile Home Community in Rome, GA - purchase price: $18.75mm. This strategic investment kicks off our second fund, adding 300 units to our portfolio in a Southeastern location full of growth and industrial expansion. This brings our total lot count to 2150. We are so blessed to have so many repeat investors to close out a $10.3mm raise in less than 3 weeks, without officially opening the raise. Thank you to all the investors who joined our waitlist, we appreciate you immensely and love growing our family with you.     In incredible fashion, the team at Evoke Capital LLC managed to close on our newest MHC acquisition in Nacogdoches, TX with a contract to close time of 16 days! This could not have been possible without an extremely proactive and cooperative seller and broker. We're pleased to be able to offer our investors a cash flowing investment and an opportunity to take advantage of the ever dwindling bonus depreciation. Looking forward to more acquisitions in 2024!
