This photo has me thinking a lot about how we assess physical climate risk in the real estate industry. The commercial real estate - Walgreens, Lowes, and more -- is standing, superficially intact. The community around it is devastated. I worry that prevailing approaches to risk assessment will take an address, in this case, 91 S Tunnel Rd, Asheville, NC, and return a set of site-specific hazards. It seems unlikely that approaches focused on individual addresses will capture the real impacts at the community-scale. The result is a critical underestimation of risks to life, property, and livelihoods. This underscores the importance of emerging approaches that simultaineously assess asset and community (a.k.a., market) risks. GAIA, Prologis, and RGA, Office of Architectural Design proudly accepted a Sustainable Innovation Award in the Energy/Operational Carbon category for this project at USGBC California's 2023 Green Gal Awards. The Home Depot Distribution Center is an industrial smart warehouse that achieved many sustainability outcomes including 90% of its energy sourced from renewables (solar) and 75% water savings.
The latest trend in build-to suit warehouses? Sustainability! On a recent project we: ☀️ Installed solar panels that generate enough energy to power 90% of the building's operations. 🌡️ Designed a building that maintains a moderate temperature for over 86% of the year (decreased energy for cooling/heating) 💡 Installed intelligent LED lights paired with a building design that allows 63% natural light. 🔌 Included 13 Level 2 electric vehicle charging station and 65 EV capable spaces. 🏗️ Designed to reduce embodied carbon by 11%. Oh, and all that came with a 90% savings on energy costs for our customer! Our team loves transforming sustainability challenges into operationally efficient solutions. Owner/Developer: Cabot Properties General Contractor: Fullmer Construction Using the LEED rating system, the industrial project will save 69% in potable water consumption (28% for indoor water use and 73% for outdoor water use); 31% in energy, and utilizes products with EPDs (environmental product declarations) and material ingredient reporting.

👏 The U.S. gets a new national #marinesanctuary, the first led by #indigenous people (the Northern Chumash Tribe), to protect 4,500 square miles of ocean. "National marine sanctuaries are similar to a national forest on land. The new sanctuary will be protected from oil and gas drilling, as well as undersea mining, while fishing is still permitted.
