About us

Developers can build housing. Local governments can incentivize housing. And businesses can invest in housing. Today, these three sectors have embraced that there is urgent need for homes that community members can afford. But they all face an unprecedented housing market and are unaccustomed to working together in such an environment. Headwaters Community Housing Trust (HCHT) exists to help them navigate how to raise capital for below-market homes, sell homes to community members, and assure that, once built, the homes will forever remain priced at levels locals can pay. Bozeman, MT residents are struggling with ballooning home prices. This includes dedicated community members who maintain Bozeman’s popular parks and trails, own and operate businesses, plow our streets, teach our kids, and keep us healthy. Our city must expand opportunities for these vital workers to find homes that they can afford to buy. HCHT is helping government, businesses, and developers come together to finance and build the needed housing.

Bozeman has responded to its housing crisis with more and more rental product, which is important. The community also needs homeownership opportunities affordable to its workforce. Headwaters’ vision to provide homeownership opportunities is now seen and celebrated in the Bridger View neighborhood next to Story Mill Community Park. Bridger View’s 62 homes are owned by teachers, nurses, employees of small and large businesses, local government, and non-profit organizations, all vital to Bozeman’s prosperity. They found homeownership at prices they could afford in a neighborhood making efficient use of Bozeman’s limited water supply. Bridger View is also helping the community move toward an all-electric, energy efficient, and walkable and bikeable future. As Bozeman grows, Headwaters is committed to sustaining its human and natural resources. People are asking for more of what Bridger View has delivered – a neighborhood where residents thrive and homes built for the future will forever remain priced at levels locals can pay.
