During senior year of college, I knew I wanted to be an entrepreneur. The problem? Student loans and societal norms. So I went the traditional route: a stable job at an accounting firm. The universe had different plans for me and after a few different accounting jobs over the years, I was fired. I am now the founder of 3 businesses: 1. A virtual assistant staffing agency, Maven Success 2. An engineering-based cost segregation firm, Maven Cost Seg 3. A self-storage syndication company, Maven Equities Funny how the universe aligns with your heart when you want something bad enough. For those struggling to get out of their W2s, start that side gig. There is light at the end of the tunnel. Just keep hustling. --- 📌 If you like ideas like this, you'll love my newsletter. Sign up with the link in my bio Sean Graham, CPA

Business can be tough in this economy. But figuring it out when it’s tough, will only benefit you in the long run. Doing business in tough times has opened doors for me that I wouldn’t have seen if times were good. If things were easy then, I would have never started Maven Success or Maven Cost Seg. I would have just been focused on self storage. But now I have diversified my business portfolio and built a skillset in many areas outside of self storage investing. Now, once the economy turns around, I have multiple businesses that can grow together as opposed to just one. Use the recession to your advantage. The skills you develop in tough times will benefit you exponentially in good times.

Humans are great at tricking themselves into planning continuously as opposed to taking action. It’s the biggest struggle I see when I talk to business owners and as a manager of a team myself. I recently asked my team to join 50 Facebook groups relevant to our industry and make value-add comments to help people in the community. Instead of taking action on this simple task, my team started to plan. First, they scheduled a meeting to discuss the plan. Then, they made a tracker to keep track of the groups. Then, they created new Facebook accounts to focus on this task. Then, they wrote out scripts of what they were going to say. Two weeks went by and nobody on the team had posted a single comment in a Facebook group. Resist the urge to prepare everything until it’s perfect. Successful teams do the bare minimum to get started. Go against human nature. Take action.

For the past 2 years, I've met with a small pod of 4 entrepreneurs just about every week. We talk about business, relationships, and life. I met my pod through a group called GoBundance Emerge. It's a membership community and mastermind for healthy, wealthy, generous men and women who choose to live epic lives! As we are halfway through 2024, it’s a great time to stop and reflect on the different areas of our lives. See below for the 6 pillars our community uses as a foundation for shared values.  1. Age-defying health To make an impact in the world, you must first care for yourself. We can build the largest business empire in the world, but if we don't take care of ourselves, then what good is it? We prioritize our physical selves, however that manifests on the individual level. 2. Authentic relationships Being in a community with like-minded individuals is important. Connections happen from the start. As soon as I joined, I got connected with local members in the Michigan area and my pod who I meet with every week. The community is so diverse that I've been able to meet people in various industries from all across the country. 3. Horizontal income We believe your wealth should be cared for with intention. I've learned about the differences between vertical income (income you receive from your job or other active pursuits) and horizontal income (income you receive passively). Building up my real estate rental portfolio has been a huge component of my horizontal income. 4. Extreme accountability Everyone has experienced an accountability group where nobody really improves. In this group, I have connected with people in meaningful ways which have led to high levels of support, understanding, and inspiration from one another. 5. Bucket-list adventures It often takes being in a new place to gain a new perspective. This group has helped open my eyes to what is possible. From triathlons to safaris to ski trips. I've seen people take action on living life to the fullest, which has inspired me to do the same. 6. Genuine contribution Giving back encourages personal growth and makes life more meaningful. For the past few seasons, I've volunteered at a local high school to help coach their football team. It's been a great way to give back to the community and get involved with football again, which has always been a passion of mine. Which of these buckets are you crushing it in? Where might you need to make some improvements?

Set yourself up for success by making commitments to your family & community. I volunteered at a local high school football program for 2 years. Practice started at 3 PM three times per week. So no matter what, I had to put my work down by 2 PM. This commitment - Got me outside - Gave me space to think - Helped take my mind off work - Allowed me to inspire young athletes - Allowed me to give back to the community No matter how busy I was, I was forced to put everything down and go coach football. Once I was there, I was 100% present. I wanted to make a difference by showing these kids what it takes to work hard, pushing them to reach their full potential, and helping them be a part of a winning program. Make it a priority. Make the commitment. Put it on the calendar. And show up!

My overseas acquisitions specialist managed a cold email campaign to 1,000+ self storage owners. The best part? My only involvement was performing high dollar producing activities. He set up the campaign, sent follow up messages to owners, and booked appointments on my calendar. I took over from there. Building relationships with interested self-storage owners is one of the best ways to spend my time as an investor. I landed multiple deals all thanks to the hard work put in by my acquisitions specialist. Here are 4 key responsibilities of any great acquisitions specialist: 1. Lead Generation and Research: Identify potential property leads through various channels, including public records, online databases, networking events, and direct outreach. 2. Cold Outreach and Prospecting: Craft compelling and personalized communication messages to capture the attention of property owners and build rapport. 3. Database Management: Accurately record client interactions, updates, and transaction details in CRM systems. 4. Manage Dashboard and Reporting: Provide regular updates and insights on the status of acquisition campaigns and market conditions. Which one of these responsibilities could you use help with in your business? --- ♻️ Repost to share with other real estate investors ➕ Follow me, Sean Graham, CPA, for more content like this!

There's a shortage of accountants right now in the US. That means 2 big problems for business owners… 1. The top CPAs are swamped with work 2. All CPAs are increasing their prices That’s why I have turned to overseas talent to manage my bookkeeping. There is a high quality and affordable talent pool of CPAs from the Philippines who can provide the same level of service as US CPAs for a fraction of the cost. My CPA from the Philippines has gone above and beyond for me for 2 years and I love working with her. --- Interested in learning more about where to find high quality overseas CPAs? I’ve never met my 10 person team in real life. We have no office. We live in 4 different countries. But the power of remote work has changed the way businesses are building teams. Here is how we do it.. 1. Technology allows us to track everything we do We’re in the VA recruitment business. We use a software called Workable to track every step of the recruitment process: - Applicants - Job postings - Phone screens - Online assessments - Interviews - Offers 2. Communication tools keep us connected We use WhatsApp for daily messages. We use Google Meet for our team video meetings. 3. Use Loom videos to train new employees and share updates WhatsApp is used for quick questions only. If there is a larger problem we are trying to solve, we use Loom. Loom allows you to record your screen and send a video of you talking. This allows team members to see exactly what is going on and we resolve issues 10x faster. It’s also more efficient than scheduling time to hop on multiple meetings. — Follow me Sean Graham, CPA for more tips on virtual assistants and entrepreneurship

Struggling to time block and hold yourself accountable for tasks? I built a team of virtual assistants to help me solve this problem. I have VAs for everything: - Making cold calls - Leading my sales team - Recruiting top tier talent - Analyzing investment properties - Managing self storage facilities - Bookkeeping & accounting - Designing graphics All of these people are completing tasks on my behalf every day. But they also rely on me for guidance and strategic direction. I have weekly team meetings where we hold each other accountable. Since I have people relying on me to do their jobs, it gives me extra motivation to finish what I need to do. Delegating these tasks has allowed me to exponentially increase what we can get done as a company. Shifting from a solo mindset to a team mindset has helped me become 10x more efficient with my time. --- Enjoy this?
