On August 1st the General Services Administration (GSA) announced that it has selected rehabilitation and adaptive reuse as the preferred alternative for the historic Century and Consumers Buildings in Chicago! Both buildings were included on the National Trust’s list of America’s 11 Most Endangered Historic Places in 2023 as the GSA was considering demolishing them. In case you missed it: Congratulations to The Battery in Philadelphia for winning the Novogradac Journal of Tax Credits Historic Rehabilitation Award for '2024 Residential Development that Overcame Significant Obstacles'! NTCIC is proud to have helped finance this transformative project, which converted a former battery factory into a vibrant mixed-use development. The Battery now features mixed-income apartments, commercial and event spaces, along with greenspace including bike trails and walking paths that connect Fishtown to the river and the adjacent Penn Treaty Park. This development beautifully preserves a piece of Philadelphia's industrial heritage while creating a dynamic new community hub. The historic renovation of the Emery Theater for The Children's Theatre of Cincinnati is such an amazing project. Our team has been excavating underneath the stage and the lower level back of house areas. We just finished pouring the concrete foundations and walls for the new massive stage lift system. Project Spotlight: The Historic Mercantile Building A Ten Thousand Year Lease: Cincinnati's Mercantile Library This renovation not only provided much-needed housing but also expanded the 189-year-old Mercantile Library. The project, made possible by federal Historic Tax Credits and Ohio’s Transformational Mixed Use Development Credit (TMUD), highlights how state initiatives drive community revitalization. “NTCIC knows how to turn tax credits into cash that is needed to build the project. They were our first and top choice [of partner] because we knew that they’d have the scale, expertise, and sophistication to put it together with us,” said the developer from the Model Group.
