Introducing "Mixed-Use Resi." Medley's neighborhood of 133 luxury, brick townhomes represents a novel category in residential real estate: For-sale homes that are seamlessly integrated within suburban, walkable, mixed-use communities. Through Avalon, we saw the impact that Third Places have on home values, and our team alongside Empire Communities will achieve the same premiums at Medley. TDC Chief Vision Officer Mark Toro spoke with Alpharetta.com to share the secret sauce of creating game-changing mixed-use destinations like Avalon, as well as what’s to come at Medley, our 43-acre community rising in Johns Creek. We know that well-executed Third Places need human energy, an activated street level, resort-style hospitality and a thoughtfully curated retail mix. Most importantly, these places have the power to form an emotional connection with the people who spend time there. We can't wait to bring Medley to life as Johns Creek's Third Place. At Medley, our 43-acre mixed-use destination coming to Johns Creek, we are resuscitating a dead suburban office park and infusing our secret sauce to building community. Think: walkable streets, activated greenspaces and best-in-class retail and entertainment concepts. “We created these spaces in the public realm for those employees to gather, mix and mingle with the general populace,” said TDC Chief Vision Officer Mark Toro. “That energy exchange is what we are seeking, and that cannot be found in a suburban office park.” Read more Commercial Property Executive: https://lnkd.in/euBkB7eZ

#TBT to celebrating the groundbreaking of Medley last month with 300 of our closest friends. If this event is any indication, Medley will be a new Third Place for the people of Johns Creek to come together and celebrate life's special moments – big or small. Mark your calendars for October 29, 2026. Medley is coming.

Many thanks to Zachary Hansen and Atlanta Journal-Constitution for the spotlight on reimagining dead suburban office parks. Toro Development Company is a first mover in this space, demolishing the former State Farm campus in City of Johns Creek, Georgia and replacing it with an activated mixed use community we call Medley. See you at Grand Opening October 29, 2026!

Flight to Energy > Flight to Quality “People are trying (to entice workers) with bean bag chairs and Ping-Pong tables, but you can’t do it. You’ve got to have enough energy,” said TDC Chief Vision Officer Mark Toro. “Our stock and trade is human energy, and we literally do anything and everything we can to capture it.” At Medley, our 43-acre mixed-use community rising from a dead suburban office park in Johns Creek, we're creating a destination that buzzes with human energy and "feet on the street" from sunup to sundown. Thank you to the Atlanta Journal-Constitution's Zachary Hansen for joining us for Medley's groundbreaking ceremony earlier this month. Check out his story here:

By definition, a medley is a "varied mixture of people or things." It can be a compilation of songs, a salad dish or even an event in a swim meet. For us, Medley represents the array of uses, flavors and experiences we are bringing to Johns Creek, as well as the great diversity of people we are serving in this community. If last week's groundbreaking was any indication, Medley is going to be loved by many. We can't wait to celebrate the opening of Johns Creek's very own Third Place on October 29, 2026.

Tomorrow, the TDC team is putting the ceremonial shovels into the ground at Medley, one of the only mixed-use projects of this scale and complexity to break ground this year. "When we first set our sights on this dead, suburban office park, we saw an opportunity to create something truly special — a ‘third place’ where people can come together and experience life outside of home and work,” says our Chief Vision Officer Mark Toro. Giddy. Up. Read more via Chain Store Age: https://lnkd.in/eTRbYq7f
