Yesterday, we hosted the latest in our CRE Consulting Services meetings, in which Dallas-area nonprofits and community organizations can have their real estate questions answered by TREC members. We are proud to offer this service and appreciate the support from the The Real Estate Council (TREC) membership to serve the community in this way. Thank you to CRE Consulting Services Chair Denise Fansler (JLL) and TC Alexander (Bank of Texas), Will Barry (Austin Commercial), Gabriela Blake (Design Balance), Scott Cross, LEED AP (Austin Commercial), Andrew Henry (Austin Commerical), Thalia McAdory (Jacobs Engineering Group), and Emily Ronck, RID (Corgan) for generously volunteering their time and expertise. #TRECCommunityInvestors #communityinvestment #Dallas #DFW #dallasrealestate #dfwrealestate #realestateeducation #dallasnonprofits

We can’t wait to see how the 2024 Young Guns Community Investors Project comes together! These renderings show the completed Spring Plaza, which the Young Guns are renovating as part of Dallas Catalyst Project: Mill City alongside South Dallas Fair Park Innercity Community Development Corporation (ICDC). Our Young Guns members will paint, install new landscaping and signage, and improve security measures at the 15,000 square-foot Spring Plaza, which houses ICDC and three retail spaces. The renovation is expected to benefit ICDC’s general operations and improve the retail experience for future tenants. Here are some quick facts about the project: • Location: 4907 Spring Avenue • Financed partly through proceeds from Casino Night • Spring Plaza serves more than 2,500 residents annually • Located in Census Tract 27.03 • 96 percent of census tract’s 5,828 population is Black and Hispanic • Median household income: $30,046 We’ll show you more throughout the fall as the project progresses! #communityinvestment #youngprofessionals #philanthropy #DallasCatalystProject #DCP #MillCity #Dallas #DFW

We continued this year’s Real Estate 101 for Nonprofits course earlier today with a session on “Zoning, Permitting, and Real Estate Gifts.” This program covered the details, relationships, and processes critical to bringing a real estate project to life. In this class, crossing T’s and dotting I’s has never been so important! Our guest speakers today were Robert Baldwin of Baldwin Associates and Kevin J. Boyd of Metrocare Services, who shared his experiences as a previous Real Estate 101 participant who was a part of the organization’s recent real estate expansion. Thank you to our speakers, program facilitator Elizabeth Solender, and program sponsors Origin Bank and SOLENDER/HALL, INC.. #RealEstate101 #realestate #commercialrealestate #education #nonprofit #dfwrealestate #dallasrealestate #Dallas

This morning, our team attended the groundbreaking for Trinity West Villas, a forthcoming mixed-income multifamily housing development within Census Tract 205. Designed to meet a variety of housing needs for an area once impacted by both environmental and economic challenges, Trinity West Villas will feature 31 units ranging from 1 to 3-bedrooms each. Builders of Hope Community Development Corporation is spearheading the project, with support from the City of Dallas, JPMorganChase, Greenleaf Ventures, Bank of Texas, and Re:Studio Architecture. We are grateful to Builders of Hope for their partnership and hospitality. During the groundbreaking, we were presented with a HOPE award for our contributions to the project, which included early loan funding for the development utilizing funds from the Dallas Collaborative for Economic Development (DCED) initiative. We are so proud of this collaborative effort and are so excited for additional quality housing opportunities for our Dallas communities! #communityinvestment #neighborhoodrevitalization #housing #CensusTract205 #Dallas #DFW

Our Real Estate 101 for Nonprofits program continued this morning with “Advice for Tenants, Buyers, and Sellers.” This module prepared our participants to face the nuances of buying, leasing, selling and transferring pieces of real estate from the perspectives of each of the major parties involved in a transaction. In addition to program facilitator Elizabeth Solender of SOLENDER/HALL, INC., our group also received insights from Kelly Fisher, a shareholder with VINCENT SERAFINO GEARY WADDELL JENEVEIN PC. Special thanks to Eliza, Kelly, and our generous program sponsors at Origin Bank and Solender Hall. #RealEstate101 #realestate #commercialrealestate #education #nonprofit #dfwrealestate #dallasrealestate #Dallas
