The Position

Rudin seeks to hire a dynamic individual passionate about sustainability and ESG (Environmental, Social, and Governance) initiatives to join us as an Energy Manager. In this role, you will lead the implementation of energy initiatives across our extensive real estate portfolio and report directly to the VP, Head of Sustainability. This position offers a unique opportunity to drive impactful change throughout our organization.


Responsibilities:

As Energy Manager, your key responsibilities will include overseeing and optimizing utility operations across Rudin’s real estate portfolio. You will play a pivotal role in managing:


Utility Management

  • Develop and manage annual utility budgets for the commercial and residential portfolio including electricity, gas, water/sewer, and steam; review and adjust budgets created by third-party consultants.
  • Continuously monitor utility consumption and analyze variances; provide detailed monthly and quarterly reports.
  • Conduct regular utility consumption analyses to identify and address anomalies.
  • Oversee ESCO contract tracking and coordination with portfolio leadership and consultants.
  • Act as the primary escalation point for high-risk and high-impact utility issues, leveraging utility company relationships to handle unforeseen shutdowns and expedite critical inspections.
  • Manage the Yardi Utility Energy Management (UEM) relationship and serve as the subject matter expert for the Yardi Pulse utility consumption data platform.
  • Develop and maintain standard operating procedures (SOPs) for utility processes in collaboration with company stakeholders; manage the portfolio-wide utility account listing and oversee third-party tenant submetering accounts, including interruptible gas services.


Operations Management

  • Lead the management of NYSERDA/ConEd rebate processes, fostering collaboration internally and with external consultants.
  • Oversee the coordination and optimization of the Demand Response program in partnership with property management teams and consultants.
  • Development of an energy efficiency strategy and management plan for portfolio.
  • Act as a pivotal resource for analyzing utility reduction opportunities, conducting ROI assessments, and developing advanced data analytics tools to track sustainability metrics/KPIs and make recommendations for implementation.
  • Oversee the Energy Star Portfolio Manager platform, ensuring data integrity and POC with US EPA on Energy Star.
  • Collaborate with company stakeholders and consultants to uphold compliance with energy-related Local Laws: 84, 87, 88, 33/95, and 97.
  • Work with consultants to develop roadmaps for LL97/ carbon neutral building portfolio
  • Assist with coordination of any energy efficiency construction projects
  • Support with presentations and engagement with tenants
  • An understanding of controls sequences, and work with the buildings to optimize the performance of the new equipment or system.
  • Oversight of existing and new submeters in portfolio
  • Assist with any portfolio reporting requirements and tenant carbon emissions information
  • Run tenant energy reduction programs and report result


Requirements:

  • Bachelor's degree in Energy Management, Engineering, Environmental Science, or a related field.
  • Certified Energy Manager (CEM) or similar certification preferred but not required.
  • 5-7 years of relevant experience in commercial and residential real estate. · Familiarity with the energy/utilities industry, utility bill processing, payment technology and utility data management.
  • Passionate about Data and Sustainability/ESG issues.
  • Proven ability to establish processes, workflows, and standard procedures.
  • Demonstrated expertise in analyzing large datasets and translating data into actionable insights.
  • Strong project management, time management, and organizational skills.
  • Exceptional problem-solving abilities with diverse stakeholder groups.
  • Outstanding professional communication skills, both verbal and written.
  • Working knowledge of industry standards such as UN SDGs, PRI, GRESB, LEED, TCFD, SFDR.
  • Research background or knowledge of renewable energy and supply-side energy markets.
  • Ability to develop and adjust site-level and portfolio-level decarbonization roadmaps using industry-standard tools.
  • Proven capability in creating measurement and verification documentation and tracking results.
  • Advanced knowledge of Microsoft Word, Excel, and PowerPoint.


Total Compensation:

  • The base salary range* for this position is $120,000 to $140,000 per year
  • This position is eligible for a discretionary bonus
