Just a step before the very difficult and specialized works on the harbour and coastal infrastructures, which even include cleaning the seabed, is the company Athens Beach Club S.A. (ABC) for the redevelopment of the Second Coast of Voula. The goal is to advance the project from the beginning of 2025 so that it is - to some extent - operational towards the end of the summer of 2025 for a "soft opening". The harbour and coastal projects will be combined with the redevelopment of the existing abandoned tourist facilities of the Second Coast of Voula, which has a history dating back to the 1960s - hence the image of abandonment. Indicatively, in addition to the existing artificial islands that will be restored, projects are planned for cleaning the coast and rehabilitating the seabed, construction of floating transverse piers, construction of two cantilevers made of natural boulders at the outlet of the pipeline at the southeastern end of the coast, with a total length of approximately 100 meters, construction of a shield made of natural boulders of the coastline upstream of the cantilevers, approximately 70 meters long, and so on. When the Coast is completed, after an investment of over 15-16 million euros, it will include additional high-level sports facilities, entertainment, wellness and dining experiences, etc., while at the same time a seaside area will be created that will be addressed to the tenants of the hotel and future residences of the new hotel in the center of Athens, of Ionian Hotel Enterprises, which is affiliated with TEMES S.A. and the Konstantakopoulos and Olayan groups.

49 keys x SGD1,800,000 per key in Singapore vs 68 keys x SGD180,000 per key in Bangkok Valuations don't seem to make sense. The Garcha Group in Singapore have put the Duxton Reserve on the market at a guide price of $1,800,000 per key. I have been studying similar properties in Bangkok, namely the Ad Lib Hotel on Sukhumvit Road Soi 1/1. I asked my team to value the property and I got a figure of between SGD 180,000 to SGD 243,000 per key. Smaller boutique hotels in Bangkok, namely, like the Ariyasom Villa seldom achieve room rates in excess of SGD260 per night. The Duxton Reserve ADR is between SGD 290 per night to SGD 555 per night. So in summary rates , apple for apple, room rates compare as follows, in Bangkok btw SGD200 to SGD285/night and in Singapore btw SGD290 to SGD 555/night but guide price (estimated) for Sale is between in Bangkok btw SGD180,000 to SGD245,000/key and in Singapore btw SGD1,600,000 to SGD1,900,000/key again I am trying my best to compare an apple for apple and critics may argue that the location between Duxton Hill and Sukhumvit Soi 1 is incomparable but I beg to differ. I believe Soi 1 is actually better. In fact, I believe that the opportunities moving forward for bespoke experiences in the boutique hotel industry are timely in Thailand. Shophouses trade at between SGD590,000 (Bh15m) to SGD1.18m (Bh30m) in prime Sukhumvit and Riverside as compared in Singapore where they trade between SGD8m to SGD22m per shophouse. I believe boutique investors and operators need to look at locations in Bangkok in Chinatown and Riverside areas to acquire shophouses of between 700sqft to 800sqft land area at under SGD700,000. Each Shophouse conversion yields approx between 7 to 9 guestrooms of between 200sqft to 290sqft each. Meanwhile I wish good luck to JLL and Garcha Group to achieve their target SGD90m for 49 keys at this lovely property in Duxton Hill. One of the two hotels Paul Coulson bought for $50 million, the AKS Hinitsa Bay, will be branded as the third Four Seasons hotel in Greece and will be converted into a residential resort complex. Pending the approvals, static reinforcements are already being carried out on the property, while the building will not be demolished due to its proximity to the sea, according to the manager of the investment. The resort will have 220 rooms (its capacity is about 80) while 30 bungalows and about 30 tourist furnished houses will be added to the accommodation. The development will take place on the 642.5-acre coastal area, as it includes AKS Hinitsa Bay, a private abandoned airport and the well-known Alexiou residence in the area, which has been defunct since 1980, undeveloped and forested areas, where no intervention is carried out but they will be a place for outdoor recreation, walks, outdoor activities, etc, according to the Strategic Environmental Impact Study of the project.

How DID we secure planning permission for a change of use from hotels to apartments for a grade II listed building? The hurdles for changes to protected buildings is high as is the loss of hotels in a county where policy identified that there is an under-provision of hotels. In the case of our development in South and Vale Council in Oxfordshire, we were able to communicate that the present hotel use was not viable (it is possible to have the right use in the wrong place, right?) and our design proposals achieved the change of use from hotel to apartments WITHOUT CHANGING THE EXTERNAL APPEARANCE OF THE BUILDING AT ALL.
