  • At the behest of Attica Regional Governor, Mr. Nikos Hardalias, at a special session of the Regional Council convened yesterday. The session's focus was the comprehensive presentation of the proposed "Aenaon – The Open Park of the Mediterranean," a new Metropolitan Park planned for Faliro Bay. This project, encompassing 541 stremmas (approximately 541,000 square meters) and budgeted at €370 million, constitutes the largest urban redevelopment initiative undertaken in the Attica Region. It is anticipated to significantly enhance the coastal zone of the "Athens Riviera," providing citizens with a contemporary space dedicated to green areas, cultural activities, sports, and recreation. Notably, this park will be the first in Greece developed in accordance with the principles of the New European Bauhaus program, thereby linking the European Green Deal with the daily lives of citizens. Consequently, each phase of its implementation will require finalization with, and subsequent approval from, the European Union, following their review of all relevant documentation. The project will proceed via an open European design-build competition, adhering to established timelines, with the aim of delivering the park to the public by 2028. The park's design allocates 73% of its area to green space, incorporating the planting of 4,000 trees and 210,000 plants. The remaining 27% will accommodate low-impact cultural, sporting, and educational activities. The coastal Mediterranean Park, covering an area of 540 hectares, will feature: 4,000 trees and 210,000 plants 250 hectares of new green spaces 73% natural environment Accessibility for all, implementing the principles of inclusion Aesthetic, energy, and functional upgrades to the buildings of the Olympic facilities, covering 14,000 m² Creation of 5,700 m² of new buildings for activities within the park area 3 new parking areas with a capacity of 850 spaces A continuous pedestrian and bicycle path, 1.4 km long, which will be part of the 17 km long pedestrian and bicycle path currently under construction, stretching from Kallithea to the Municipality of Vari – Voula – Vouliagmeni. The Metropolitan Park is expected to attract 3.8 million visitors per year.

  • One of the largest investments taking place Hinitsa Bay in Porto Heli, Greece by Irish Paul Coulson is under construction. The five-star project has been officially undertaken by Four Seasons and will offer views of the Argolic Gulf and the nearby island of Spetses. The expansion and upgrade will transform the existing beachfront facility, which currently spans 750 acres and 3.25 kilometers of shoreline, into a new Four Seasons experience with 80 guest rooms and suites, 30 bungalows, as well as Four Seasons signature private villas. The area also includes the Alexiou Estate, set within a 13-acre garden full of facilities as well as a suite. At the same time, the Municipality is planning ambitious infrastructure projects with an implementation horizon of 2028, while the Ermionis Marina reform project is also "running". The second largest investment where construction work has started is the 5-star resort under the Six Senses brand. This is the second presence that Six Senses will have in Greece, as the brand will also take over Grivalia's investment in tropical Petalioi in Evia island. The project is promoted by a group of investors with foreign and domestic capital, including the Taconic Capital fund advised by Cedar Capital and CBE capital, all three of which are based in London and the Goutos family. The new resort will have a hotel with 62 rooms and 12 villas. The villas will be put up for sale. The complex will also include a main restaurant, bar, outdoor event spaces, as well as a cafe and spa with 8 treatment rooms, outdoor gym, boutique and concept store. A step forward a few months ago was taken for the investment of Scarlet Beach of Sheikh Tahnoun bin Zayed al Nayan. Specifically, the luxury project received the approval, that will lead to the start of the implementation of the investment plan. The tourist complex worth 203 million will include a five-star hotel, tourist furnished residences, recreation areas, restaurants, bars, a beach entertainment area and a marina for boats. Another big investment is the one that is expected to be implemented soon in the historical hotel Akti Salanti, nearby, to be reborn as a luxury resort. The upgrade of the Hermionida unit has been undertaken by the investment company Gnosis Investments, which plans to bring glamor and luxury to the area, in collaboration with the world-renowned Radisson hotel group. The investment company Gnosis Investments, supported by Israeli funds, has received a renovation permit from the Ermionida municipality. The company has already proceeded to set up the company 'Salanti Beach Resort', which will manage the new luxury resort.

  • The Athenian Riviera is at the center of international real estate interest, mainly from abroad, but also from the domestic market, with interest increasing more and more due to the large tourist development projects that are in full swing, yet also the larger urban regeneration that has been ongoing in Ellinikon for the last two years. According to converging estimates that have come to light, a key reason why the Athenian Riviera is attractive to foreign buyers is that despite a large increase in prices in recent years, they still lag far behind prices in the French, the Spanish and part of the Italian Riviera. Other important comparative advantages are its location and accessibility, as it is just 20 minutes from the center of the capital and 40 minutes from the airport. In a unique natural environment with amazing beaches with clear waters, with 10 beaches with a blue flag from 2024. Also, in the advantages of the Athenian Riviera are the continuous upgrading of its infrastructure with roaads, high-level marinas, restaurants and hotels. Indicative are the tributes to the Athenian Riviera from the Guardian newspaper on the way the beaches along it became spotlessly clean, earning blue flags. As well as pointing out among other things that few visitors from and to Greece realize that less than 10 miles south of the city center lies this photogenic stretch of mountains, seaside resorts and sandy beaches with blue flag certified clear waters. A decisive role in the international upgrading of the Athenian Riviera is also played by significant investments by domestic and foreign groups that are completed and given to the public, while others are nearing completion.

  • Just a step before the very difficult and specialized works on the harbour and coastal infrastructures, which even include cleaning the seabed, is the company Athens Beach Club S.A. (ABC) for the redevelopment of the Second Coast of Voula. The goal is to advance the project from the beginning of 2025 so that it is - to some extent - operational towards the end of the summer of 2025 for a "soft opening". The harbour and coastal projects will be combined with the redevelopment of the existing abandoned tourist facilities of the Second Coast of Voula, which has a history dating back to the 1960s - hence the image of abandonment. Indicatively, in addition to the existing artificial islands that will be restored, projects are planned for cleaning the coast and rehabilitating the seabed, construction of floating transverse piers, construction of two cantilevers made of natural boulders at the outlet of the pipeline at the southeastern end of the coast, with a total length of approximately 100 meters, construction of a shield made of natural boulders of the coastline upstream of the cantilevers, approximately 70 meters long, and so on. When the Coast is completed, after an investment of over 15-16 million euros, it will include additional high-level sports facilities, entertainment, wellness and dining experiences, etc., while at the same time a seaside area will be created that will be addressed to the tenants of the hotel and future residences of the new hotel in the center of Athens, of Ionian Hotel Enterprises, which is affiliated with TEMES S.A. and the Konstantakopoulos and Olayan groups.
