Exciting news out of #NovaScotia - Membertou First Nation and Indigenous Services Canada | Services aux Autochtones Canada have announced the construction of a new gas station and a mass timber office building at the First Nation's planned Seventh Exchange retail district. This project sets a powerful example of sustainable and forward-thinking developments in the province. As Tye Farrow highlighted at Atlantic BIOCON 2024, the way we design and construct our built environment profoundly impacts our health and well-being. I read with interest the latest column from Colin Farquhar in the P&J where he references the Shell building demolition. Colin rightly asks “What to do with such a building if no one else wants it” and goes on the suggest the use of former commercial properties by arts organisations up and down the UK. Great idea, but in reality the costs involved in maintaining and operating old buildings of this scale are astronomical, along with the health implications of continued use or refurbishment (disturbing) of buildings containing lead paint, asbestos and other hazardous materials that were commonly used when for example, the Shell building was constructed back in the 1970's. In his final comment, Colin asks if the closure of the “golden building on Tullos Hill (is) symbolic of an energy industry which is stumbling toward its end, or simply one that is changing, transforming and adapting as the world moves on?” I think the move by Shell to Silverfin building was trailblazing, has had an immediate positive impact on the city, and I hope was a call to action not only to the stragglers in surrounding industrial estates, but also to commercial property developers to look more closely at opportunities in the city to develop Grade A office accommodation, sorely in short supply. And to achieve global warming energy efficiency targets for buildings, this may very well include the consideration to demolish more of the vacant or sparsely occupied, monolithic dinosaurs taking up valuable space in our city centre to build high quality, energy efficient and desirable multi-purpose buildings, designed with recycling / repurposing in mind (when the time comes). Today, NPR and WBUR's Here & Now aired our segment highlighting building deconstruction and material reuse. This is amazing, national coverage of years of hard work and furthering deconstruction not only in the City of Boulder, but across the U.S. I highlighted Boulder's hospital deconstruction where we deconstructed and recovered 584 structural steel I-beams, with 89 pieces successfully installed in the newly constructed Boulder Fire Station 3, as structural framing - alongside the need to recognize buildings as storage for natural resources and preservation. Anna Perks highlighted the reality of how Perks Deconstruction Ltd operates as a for-profit deconstruction business. This work couldn't happen without places like Resource Central and Joe Pitts/Neal Lurie who lead our community in providing lower cost, high quality building materials back to residents. The story wouldn't be complete without Shannon Goodman's leadership with Build Reuse where we all come together to learn, share and further deconstruction nationally. 'Tony, why don't you demolish all these buildings? You would make much more money!’ That's the question I hear a lot from colleagues in the real estate world when it comes to my regenerative placemaking projects, like Phoenix Arts & Innovation District where we reuse and repurpose early 20th-century industrial buildings, including the 17,000-square-foot Emerald Station, transformed into event spaces, offices, meeting rooms, and a catering kitchen. Last week at Phoenix Arts & Innovation District we had a screening of Road To Utopia docuseries and the episode featuring how I implement those principles to life, thank you Jacksonville Daily Record for a feature https://lnkd.in/e9PcJ-C9 Our reasoning is rooted in regenerative placemaking principles. By preserving and repurposing these historic structures, we not only maintain the cultural and architectural heritage of the area but also foster a sense of community and sustainability.
