How do you know if something is durable? What standards do you go by? Who’s metrics? In the context of buildings, we talk about durability all the time but rarely do we discuss it in terms of anything quantifiable. Long lasting. Tough. Robust. Sturdy. Rugged. All of these are related to durability, but are just as ambiguous. The term “design service life” is meant to set expectations for how long buildings and their components are intended to last. But how often is this explicitly stated? To help get clarity on how durable is durable, here are some suggestions: Define the expected service life for the structure. This should be a discussion between the parties involved, weighing costs and benefits. Once the expected service life is established, write it down in all relevant documents like drawings, specifications, reports, etc. You want everyone to know this information. Any time there is a decision point during design, maintenance, or repair, go back to that expected service life number and ask: Do the options on the table meet that expectation? The last point is critical. Even in situations where there is a common understanding of overall service life, folks often fail to connect overall service life with that of individual components. When the supplement to the 2022 California Green Building Standards Code - Part 11 of Title 24, California Code of Regulations goes into effect this weekend, California will become the first state to adopt embodied carbon provisions into their building code. Coote Project report. This report will provide insights into designed strategies and solutions, both those already implemented and those recommended for future implementation.  These strategies are rooted in a series of engineering calculations and architectural solutions aimed at improving overall results to a more sustainable performance. The house analysed on this report is named “Coote”, we have undertaken several renovations, with the aim of enhancing sustainability and also to achieve a more optimal outcome in terms of spacial quality and comfort, by reducing our environmental impact. The original house design did not sufficiently consider its placement in relation to cardinal points like the North, and it lacked sensitivity to the surrounding contours and context. Leading us to assume this house was not architecturally designed, as it lacks to optimise its location, which led to suboptimal outcomes in terms of energy efficiency and integration with the natural landscape. Our ongoing commitment to sustainability has driven us to consider addressing some of these deficiencies and implement a series of strategic measures.
