I think combining services with people that need said services is extremely important. Mixed use areas can be of benefit as multiple groups of people can utilize the space and get access to services they may not normally have access to. Affordable housing has been a popular topic as of late. I think it is important for people to be able to afford their housing as well as other necessities of life. It is crucial that people have services that help them maintain housing and prevent homelessness.

Can #AffordableHousing truly knit a community back together? How often do we witness transformative developments that genuinely improve lives? Recently, the James Lewis Jr. Apartments were featured in The Post and Courier (written by Ali Rockett), highlighting the significant impact the community has on the lives of residents and the community on Charleston's East Side. Esther Davis, a resident of the complex, shared her journey from a challenging past to finding peace (and a fresh start) in her new home in Charleston. Her story bears witness to the development’s #CommunityImpact, which provides a sense of ownership and pride. The building, which houses 64 affordable units for those earning 60 percent or below of the Area Median Income, filled up within 30 days of opening — a clear indicator of the critical need for such housing. The city's contribution of $7 million through Affordable Housing and the strategic lease of land at $1 per year underscore a commitment to affordable housing that ensures long-term community benefits. The property's design to revert ownership back to the city after 60 years guarantees that it will remain an affordable haven perpetually. This development, which took nearly 14 years from planning to completion, is not just about building homes but about restoring a fragmented community. The vision of leaders like Councilman James Lewis, Jr., who championed affordable housing to "knit back together" the East Side, is now a living reality. This Rural Housing Week we're joining peers to highlight the many social and economic benefits of affordable housing to rural communities. Hear from a young couple who have recently been able to move into their dream home, in the stunning rural village of Wolsingham, County Durham. The new build development at Stanners Close offers 20 new homes, designed to fit in seamlessly with the local landscape. We are proud to be able to offer a range of affordable and accessible homes in this community, and use the local supply chain doing so. Affordable housing is essential to the prosperity of rural communities. Research shows that building just 10 affordable homes in a rural area generates £1.4m for the economy and supports an average of 26 jobs in the area. However, despite the relatively small scale of these projects, building new affordable homes in rural areas is extremely challenging. In my recent interview with Mayor Mat Siscoe of St. Catharines, we discussed innovative housing solutions for our city. Mayor Siscoe shared an interesting perspective: "We don't need to build high-density residential units in the middle of low-density neighborhoods. Just build them on top of parking lots." With St. Catharines experiencing a 7% increase in housing demand over the past year, compared to only a 3% increase in home starts, how can we find balanced solutions to accommodate new residents while maintaining community character? #Housing #UrbanDevelopment #StCatharines #CommunityGrowth #RealEstate

⛪🏚 It's simple. Our proposal is for small-scale development in line with the existing built form – such as houses, duplexes, or townhouses. This scale of housing should not require a full impact assessable planning approval, and the YIFBY amendment would allow for this type of development to be treated as Accepted Development (meeting certain criteria). Re: other development pathways, for e.g., the State-Facilitated Development pathway, this is a commendable initiative for larger, more complex developments. However, for small residential projects, the proposal of removing the cost and time associated with planning approvals presents a promising and sensible solution. It paves the way for a cluster or suite of smaller projects, unlikely to be contested, to move in one line or as part of a pipeline of development projects, finding further efficiency in design, finance, and delivery. This allows for the state-wide activation of suitable sites instead of focusing on site-by-site opportunities. ‘We note some support for this approach and will continue to work with all Parties contesting the state election to deliver these initiatives as part of the wider bold housing plan needed for Queensland.’ If you're interested and want to discuss the approach. I read an interesting article about a "housing glitch" - or is it just a matter of nomenclature? Are these glitches leading to the desired outcomes? People often ask me about middle housing and whether it's a cottage cluster or just more ADUs. It's interesting how the way things are defined can determine whether they are acceptable or not. I believe we need to change our approach. We should start by thinking about the end goal. What is the objective when it comes to gentle density or adding more ground-oriented units to our established neighborhoods? In my opinion, we've spent too much time discussing non-negotiables like whether the density is appropriate or what to do about parking, and not enough time investing in the things that matter most to all stakeholders - building strong, resilient, safe, vibrant, and hopefully affordable communities. Regardless of what we call it, I know it's important, and I'm excited about the work we're doing with the team at mddl to make it more approachable for everyone!
